I think that you can find what you are looking for in the Rochester area -- it just may depend on how far you want to live from the city and what type of community you are looking for -- Suburb, exurb, rural, eastside-westside. The most expensive will be close-in suburbs on the east side. Once you start moving out of the immediate suburb area, you can easily find your price range on 1 acre -- just depends where you want to live.

NYMD67 is right. I recently purchased a modest 3 bedroom, one and one-half bath ranch home on 1/3 of an acre in the Brighton school district for approximately $125,000. The taxes will be around $5,000 because I am not eligible for STAR offsets. The same ranch home goes for between $800,000 and $1,100,000 in Marin County California - with taxes in the $8,500 to $11,000 range. In Northern Virginia you would pay more than $500,000 for the same home rendering concerns about taxes moot since you're carrying 4 times the same mortgage. On a total value basis, Rochester housing is one of the best kept secrets in the US - even if you consider its more "exclusive" areas.
