Default Maplewood Dr at Lake Ave

is this a bad area? a little run down i can deal with, but alot of violence and break-ins, i'd pass up. i don't want to move to a snooty area of town or the burbs, but i don't want to fear for my kids safety either. we need a neighborhood with low crime, a good amount of culture, and plenty of kids. i don't want to deal with glee club fundraisers every other month, but i don't wanna walk out of my door into a battleground. middle to lower middle class would be fine. i'd like for my kids to be able to cruise the neighborhood on their bikes and play at the park without armed bodyguards we can pay up to $1600/mo in rent if need be, but we're needing at least a 4br, and we'd like to pay closer to $1000-1200/mo. any ideas? also, lead freaks me out, so i donno if i'd move into anything ancient. (ancient being pre-1950's)

any areas that you know of that fits this criteria? any modular home communities that rent?

the Park Ave area looks great, if not a little expensive... i'm going to explore this area when we get out there

Actually it is not bad in that area. You have wonderful scenery there with the river and gorge and can actually walk a trail across the river to the seneca park zoo. The houses are really beautiful in that area and you have good access to highways to get around. I know that it is rather safe in that area, but I am not sure what public high school your kids woukd be attending (Marshall maybe?). As far as lead, I know that kodak is about 2 miles from there and as far as housing stock, I can't really say.

wow, i wonder if that Kodak pollution thing is still an issue, and if homes are affected in that area.. anyone know how far from the plant that the land was affected?

Honestly, Park Ave is about as "snooty" as Rochester (the city) gets, which is to say, not very snooty. But still, from reading your post, I think you were looking in the right place at Maplewood/Lake. Also, I know you said "no burbs" but some of the first ring suburbs up that way (like Greece) might fit your criteria. I'd take a look at them. Of course, you might get a little more bang for your buck inside the city up there by Seneca Park or in other spots that are less trendy than Park Ave, like South Wedge.

What about the Eastern end of the city? Would Charlotte or the neighborhoods in the city next to Brighton be fine as well?
