I was wondering too, are there any other ares that would have similar older houses like the ones we are talking about? What about Henrietta or the western part of Irondequoit? I thought I saw such houses in those areas as well.

Are you from Rochester originally or plan moving here someday?

Hi everyone, thanks so much for all of your responses and for the links to sample real estate listings! You are all so kind to offer a helping hand to someone new looking for information. We should be in the areas visiting again soon, so I will definitely take a closer look around at the recommended communities.

I was curious... when does the real estate market tend to heat up in Rochester? Is it slow in winter? Will there likely be more inventory in spring?

Also, how are the mortgage meltdown and the economy affecting home prices in the area?

Thanks!

Rochester actually has one of the most stable real estate markets in the country now (though that's not saying too much these days). We didn't see huge spikes in prices durring the bubble, so we aren't seeing plummeting values now. We saw modest appreciation then and we see modest appreciation now.

I'm not from the area, but I've always liked the Rochester area and my sister lives in Chili in the Gates-Chili Sd, where her husband is from. So, I'm pretty familiar with the area and it seems to be a place where both my wife and I would probably be better off if we decided to move.

You will see more inventory in the Spring/Summer... The people moving out and getting the kids out for the summer. End of school year through summer. People want to get the kids established before the beginning of the next school year so the inventory isn't as lush in the winter months... might actually play in your favor if you WANT a house in the winter. Homes are usually sitting at that point and people are seriously itching to get rid of their home. We found this when we were TRYING to sell.

Hi everyone! I am new to city-data.com, and this is my first post. We are planning a move to Rochester next summer, and I have some questions I hope you can help answer.

My husband will be working at Strong Memorial Hospital, and I'm a stay at home mom. We have two kids. One will be 3, and the other will be turning 1 year old when we move. We have been advised to focus on Brighton and Pittsford because of the superior public school districts in those communities.

Here are my questions:

1. Is there a city / local income tax in Brighton or Pittsford (in addition to the standard federal and NY state income tax)? If so, what are the local income taxes?

2. Can someone please explain how the property taxes are calculated in Brighton and Pittsford?

I've seen a statistic that they are about 3% on average, but looking online at real estate listings, there seems to be a wide range, with some taxes even more horrific than others, and I can't decipher any rhyme or reason to the variance. Do you know what the taxes are based on, and how often they are adjusted?

I don't want to buy a home and then find out the property taxes are significantly increasing and therefore making the home unaffordable. Is it even possible to anticipate and avoid this scenario?

3. What are the zoning laws like in Brighton and Pittsford? I am wondering how hard / easy it is to get a permit to modify your home (such as an addition / remodeling or other renovation)... or yard (such as putting in a fence, swimming pool, small pond or other water feature, outbuilding such as a garden shed, or even a kids' play structure).

4. Can you recommend good preschools in Brighton and Pittsford? Which ones are better and why? Also, are there any tricks to getting a spot?

5. We belong to a neighborhood pool in our current community, but we had to get on a waitlist months in advance, and then paid $525 for a family membership. The pool was open from Memorial Day to Labor Day. Are there pools like this in Brighton and Pittsford?

6. Finally, does anyone think we are wrong to focus only on Brighton and Pittsford? Should we be considering other places to live? If so, what other suburbs would you recommend, and why?

Thanks!

Hello!

No one has answered your questions about the property taxes! I am not really sure how they are figured (each town has a different formula), but I want to caution you to ask your realtor if they will go up to reflect your purchase price! If you purchase an older home that has not been resold recently and they have not reassessed recently, they may raise the taxes quite a bit upon your purchase. Reassessments are done by town and not all towns reassess frequently.

Again, I am not sure about the taxes going up upon purchase, but I think it is wise to ask about it.

As for a local income tax, I am not aware of any.

Good luck!!

Default Welcome to Rochester

Hello!

I live in Rochester, but I have been here for thirty years. The suburbs you mentioned are very beautiful towns just outside of the city of Rochester. You will find that their schools have high academic ratings and the teachers’ incomes are good. Of course, the taxes are higher because of the history and the nicely build homes. To live in these towns, it will be expensive. However, you will get great neighborhoods. I love living in Rochester, but for people coming from other parts of the country they may feel more comfortable living in the suburbs. The city of Rochester has very rich traditions and host wonderful family events such as festivals, concerts, museums and entertainment. It will be worth the time to travel into Rochester to attend them. I have given you websites that you can utilize to learn a little about our area.

I moved here from the South 23 years ago. As you can see, people in the Rochester area really go out of their way to help others. The people here are some of the most authentic, honest, kind, caring and generous individuals I have ever met. You will love it here. By the way, I live & work in Fairport & would highly recommend it. Being from the South, living in Fairport is like living within a Norman Rockwell painting. Best of luck to you!
