Prorerty Tax Question
I was looking into different towns (neighborhoods) in the Rochester area including Brighton and Pittsford. Am I correct that a 3000 sq ft home around $400,OOO WOULD BRING YOU $15,000 IN TAXES AT LEAST? Are taxes based on the area or home price or both?

Sounds right. They are based on both, generally as a tax rate per $1000 that consists of school district, town, and village (if applicable) taxes. That being said, a $400,000 house in the Rochester area is very nice and certainly in the top few percentages of local homes. Here is a listing of all local tax rates in Monroe County... Tax Rates

$400lk gets you a whole lot of house in Rochester. In the most expensive town in the area, the wealthy suburb of Pittsford (where the average family income is around $110k) $400k will probably get you a 3000 sq ft home new home with a finished basement (which are often not even included in square footage). Taxes can vary even within a town, Pittsford's tax rate runs about the middle of the pack for Monroe County. Here are some of the listings that came up for a search of houses between $300k-$400k in Pittsford
taxes of $13k Nothnagle.com - 125 Woodgreen Dr, Pittsford
taxes of $15k Nothnagle.com - 4 Crest Wood Cir, Pittsford
taxes of $13k Nothnagle.com - 46 Wren Field Ln, Pittsford
On the other hand, you could consider Henrietta, just to the west of Pittsford, which has some of the lowest taxes in Monroe County (RIT is located there as are many of the high-tech firms in the area so they pay a lot of the tax base). Not only would your money go a little further there in terms of house price; but your taxes would be lower. A search for the same pricerange in Henreitta shows these listings and many more like it...

So I would say to answer your question...NO..$400k does not mean taxes of ATLEAST 15k, even in the most expensive town in the area; but 15k wouldn't be unheard of.

There is a huge difference between towns. Compare Irondequoit or Pittsford to Ontario, still very close to the city yet the taxes in Ontario are a fraction of the other's.

taxes are insane in ROC... I'm in irondequoit and pay 3 times as much as other parts of the country. One of the reasons we're looking to move. That and the 6 inches of snow on my driveway and my heat kicking on every 10 minutes

the henrietta houses are smaller in square footage - of course the taxes would be lower..can you find some apples to apples comps instead?

We found pretty wild differences in taxes when we were looking at houses. We purchased a house in Rochester, but when we went up only a couple blocks into Irondequoit, the taxes jumped up $500 a year sometimes. And the differences between the city blocks between the cities were not all that noticeable (as long as you stay east of Culver in both parts).
