Default Need advise on Rental Investment

I am looking to invest in some rental properties in Rochester. I haven't invested in Rochester before. Can somebody provide me with some relatively safe areas where rental income will be more than or equal to the mortgage+taxes.

Here's my advice: Do not purchase rental property from out of town.

I would focus on city doubles in the following areas:

(1) 14609 zip code east of Culver Road
(2) 14610 zip code north of Blossom (Marion/Floverton, etc.)
(3) 14620 zip code (pretty much everywhere though the area west of South Avenue could get tricky)
(4) 14607 zip code (this is Park Avenue - positive cahs flow properties are rarer here but could still be found)

Always look for doubles with split utilities so that your tenants pay for heat and electric. It is very hard to get positive cash flow otherwise.
