Neighborhood Question...
I'm looking at a house in the 19th Ward, on side street near the corner of Genesee St & Genesee Park Boulevard...impressions of the neighborhood? Reputation? Would you live there? Is it trending one way or another?
In other words - some day when I'm moving out, would you consider this area?

You're looking at one of the most well-to-do areas of a very solid city neighborhood. I would say the 19th Ward's reputation is mixed. On the one hand, a lot of U of R faculty and students live around there. On the other, there's a lot of hysteria on campus about the crime "over there." Hard to say which way its "trending." The University has finally put a serious investment in across the river (the Brooks Landing project: dorms, a coffee shop, boardwalk on the way). I think a lot of 19th Ward residents are pretty excited about that (and some less so).
Would I live there? Maybe. If I were looking to buy in Rochester I would be more excited about areas closer to downtown. The 19th Ward is kinda isolated. Also, the architectural character is pretty suburban and there's not a lot of convenient amenities within walking distance. But, for certain lifestyles, it might be great. I bet you could get a very cute house for under 100k there no problem.

Maybe someone else can answer this more precisely but I believe the boundaries would be roughly the railroad tracks to the north, 390 to the west, the river to the south, and I don't know what street to the east. Jefferson, maybe? Anyway, it's huge, and very heterogeneous.

I live in the 19th Ward (off Arnett Blvd). My relatives lives on Genesee Park Blvd (near Brooks Ave). Their street is nicer to walk down than mine, wider and longer. The 19th Ward boundaries are: Chili Ave from the north, Genesee St from the east, Scottsville Rd from the south, 390 from the west. Jefferson Ave isn't 19th Ward (pretty rough over there too  )

When I used to work at Strong/U of R a few years ago, I would walk there in about 35 min & didn't have a problem. Quite a few walkers and school kids are at the bus stops, but that's during the day. I have heard gun shots at night though.
For the most part, the reputation is decent but hopefully, it will trend better. It's looking better now with all the work that's being done but that doesn't change some people's behavior. The area you are talking about is near Genesee Valley Park, so be prepared for some noise and people hanging out there late at night. I personally wouldn't live that close to Genesee St. There are some side streets further down Genesee Park Blvd that are quieter and less traffic. Just my 2 cents  .

It goes from beautiful neighborhood to kinda scary really fast, but the streets off Genesee Park Blvd. are very nice for the most part and trending upward.
