Red face Bridgefield Condos in Antelope

Hi folks,

Can anyone tell me anything about the Bridgefield Condos in Antelope at 8434 Walerga? The look quite beautiful and the majority of them are highly upgraded. In 2008, it looks like they sold new for low 200's. For whatever reason, there are a ton of foreclosures and short sales, and they are now selling for 80's and 90's. I just do not know anything about the area. My daughter will be attending ARC next spring. Any information that anyone can give me on these condos would be hugely appreciated!!

Whatever you do stay as far away as bridgefield as you can. We live here & it is infested with black mold. The contractor is being sued by the HOA. Most everyone has stop playing their mortgages & are walking away..

What is black mold infestation? Is that something that can't be corrected and does it show up on interior surfaces?

Black mold is a toxic mold that spreads where you can't necessarily see it when things get damp from plumbing or roof leaks, etc. It's difficult and expensive to remove it once it has spread through a home. Think replacing drywall and cleaning, sealing the structural beams, and such. It is the main reason that most homeowners insurance has stopped covering "water" claims other than damage from sudden bursts of pipes or fixtures. I'm from Texas and it caused major damage there because it spreads much more quickly in the humid conditions. For some people, this mold can cause respiratory and other issues.

FYI - most major black mold issues comes from long-term deferred maintenance of small roof or plumbing leaks. But sometimes these leaks are completely hidden until it becomes a major problem.

One RE agent said to me, when I was out there looking at condos, about the clubhouse, he didn't have a key to go inside (which I thought most agents should, if they are the listing agent) but that they do have a maintenance person and he lives in the clubhouse, is always there, day and night.

So that is what I heard, is that someone lives inside the clubhouse.

The black mold problem concerns me. I wonder if it could be coming up into the buildings from Dry Creek which flows through there, if maybe it grows in the creek or in the water table but then is seeping up into the buildings? If that were true, then wouldn't it be the county responsible for cleaning it up as an environmental issue, since the county would be responsible for the creek? Maybe the county water department could come out and test it for mold, if it's coming from the creek?

Black mold doesn't grow in creeks. Mold is present in the air everywhere, it is not carried by waterways. In today's really well-sealed buildings, moist air (from perspiration, showers, and other sources of humidity) can promote mold growth if a building isn't sufficiently ventilated, and drywall gypsum is a particularly good growth medium for mold if it gets wet.

Someone told me that the management company there was Vierra Moore, Inc., 2860 Gateway Oaks Drive, Sacramento, CA 95833, 916-925-9000. You would have to call to verify if they are, it is just something someone told me once.

The problem at Bridgefield Condo's, first off, is that they call an apartment a condo. The second is that the plumbing contractor they used, installed a system used from cpvc. You have to be careful when using this as the product tends to leak if you don't really know what you're doing. Always use copper, it's safer, and easier to work with. I was maintenance super there and found and fixed several problems, but the bigger problem was that there were too many problems to deal with without tearing the place down. The resulting mold is unstoppable because it has done all the damage it needed to before the problem could be found. Painting over it doesn't solve the problem, it only delays the inevitable.
