Hi!

We are currently looking at buying our first house. We have looked at couple of houses in Folsom. Last week, we looked at a house near Holyann Drive (Inwood road off Folsom-Auburn Road). We like the house, and just wanted to see if anyone here has some insight about this area, like safety, neighborhood etc. Any place where we can check out more information about the neighborhood.

That is a really pretty area. Do you have kids? If so, have you checked into the schools that your kids would attend? I think that's the middle school they would attend is what I hear the most issues about. But check directly with the schools as the district lines change frequently in folsom and there is no guarantee where your child will go to school if the closest schools are full. (This issue isn't unique to Folsom, just more commonly applied in some areas than others and I'm not sure if Folsom has issues with kids not being able to get into their school mid-year).

To me one of the biggest benefits of that area is that the lots tend to be bigger and there are lots of trees. It also gets you away from some of the heavier commercial areas in Folsom with the associated traffic but keeps you close enough to get there quickly. You are a quick jump to 50 and not too difficult to get up to 80 if you need.

One more thing - statistics about crime tend to be reported for the whole city. Folsom as a whole runs well below the national average, but the only way to find out for sure is to call the local police station and ask.

Our website has great demographic information by city, including crime rates, age, etc. It will get deleted if I post it here, but go to my profile info and look at the additional info for my web site and the company web site. Under the company web site, it will have a box called Local Information and it has great detail by city. All this info is available on-line in other places, just nice that it's all together here.

Nice area, especially to the west and south sides. There is some modest housing on the east side of the area, but I'm not aware of any crime problem associated with the community at all.

Thanks for the replies. We are currently in Folsom, and my kid goes to Sutter middle school. I guess that is what Nina mentions. Nina, can you please tell me what issues you hear about that school? PM is fine.

Nina, I looked under your profile, but didn't see the website that you mentioned. Can you please PM me that as well.

Another question, is this neighborhood better or the newer Empire Ranch area?

We really like a house in this neighborhood, and are ready to make an offer on the house in this neighborhood, but we still are not sure. We are concerned about the bunch of 250-350 K houses surrounding this neighborhood. I dont think these are mobile homes, but I am still concerned about such houses surrounding houses around 500-650 K. Do you think we need to be worried or concerned about these houses?

Well not all houses can be 500-600K, most cities have a mix so I don't know how you can avoid that. I don't worry about the 1M+ homes thinking my 650K house is crap and I don't think you should worry either.

Thanks for the reply, Ceece. I am not concerned about the value of the house taking a hit due to 250-350 K houses. I think if that has any effect, it has already been factored into the current price. I am just wondering what do the members here feel about buying house in such area, and what other concerns they might have?
