How close to Midtown (actually, most of 95814/95811 is downtown, as are all of CADA's properties, but why quibble) can you tolerate being? Curtis Park and East Sacramento aren't exactly "urban" but are semi-walkable, would they work for you?

East Sacramento is the closest you will get to that, outside the central city, with central Land Park a close second.

Quibble away look at CADA - Rental Listings (http://www.cadanet.org/index.php/apartments/rental-listings - broken link) and you'll see they are all in mid town around 16th and P. I used to live right in the center of midtown (16th and Q) and there were huge number of CADA apartment complexes. Nice apartments too, renting for sometimes 30% of the market rate. California is nice that way to those less fortunate, unfortunately, it also brings in the riff-raff.

CADA is required by their charter to make about a quarter of their units low-income or very low-income, and their properties stop at 17th Street. As to where Midtown begins and ends, I guess that's a matter of opinion, but generally people tend to describe it as the eastern half of the central city grid, and the center of the city grid is 15th/16th Street.

But, to repeat, how close to the central city are you willing to go? Because the farther you go from the central city, the less urban and walkable neighborhoods you're going to find. Check walkscore.com to get their ratings, and judge from there.

Oh yeah, walkscore.

It give my address a high score because it doesn't take into account Acme Rigging isn't exactly where most people are going to go shopping and that the nearest market has a good selection of potato chips and not much else.

Walkscore is far from perfect, but it gives a decent rule of thumb for walkability. I have my own issues with its refusal to acknowledge that the theaters in my neighborhood count as "entertainment."

I live in the Pocket area.I walk to my local grocery store and bank.We have lost of paths and the canal where lost of people walk their pets( and themselves!) There is a cafe that I can walk to as well as a couple of small restaurants.

I think of Roseville and Folsom as suburbs. Unless you live near their old town merchant areas, which are not very nice or offering in services you would use everyday, there is no chance. If you want to walk to grocery stores and parks and restaurants, you need to take the good with the bad. Midtown or East Sac would be top recommendations, and supervising the kids so you don't have to worry about predators. Try to remember that most predators target kids in their own families, so your risk travels with you. We get molested in the burbs, too.
