Hey all! I am new to California and I am looking to purchase a house in the Arden/Arcade area and I am looking for a good local lender who can get me an amazing rate. Am I better off with a bank or credit union here in California?

I am also in need of a very thorough home inspector as the house I am looking into is a foreclosure and has been sitting for several years.

We used Home Inspection Sacramento, Roseville, Rocklin and Elk Grove
The inspector Bob was great, he spent good amount of time inspecting the house and took time to show us all of his findings.

The way things are going in the mortgage underwriting rules these days, I would suggest that a local savings and loan company that holds the mortgages in their own portfolio is the best way to go. Mortgage brokers have had the way they collect fees severely curtailed by the Fed and homes are more difficult to finance now than at any time I can remember.

Home Inspectors are an unregulated* profession, so do your homework before you hire anybody. I just bought a place and had a really terrific inspector. Let me know if you want his contact info. Foreclosures are the way to go if you are a handy person with tools or don't mind spending some money after you buy. I did it two years ago and it turned out to be a really great house after I fixed the place.

*The state does not license or police Home Inspectors like they do Realtors, Mortgage Brokers and Lawyers. There are non-governmental associations.
