So what's with all of these houses in Sacramento county for under 100,000?
Hi everyone,
I have been looking at zillow lately and I am amazed to find that there are tons of homes in the Sacramento area for under 100,000. Some are even around 70,000, and quite a few are in decent cities. I thought they would all be trash at first, but looking closer, I have found houses in Citrus Heights in the upper 80's and 90's, in Arden/Arcade for even less, and also a handful in Carmichael. Sure, most all of them need updating and some are fixers, and most of them are around around 900-1200 sq. ft. But, am I missing something here? Is the housing market that bad in Sac county that homes are selling for less than 100 in places like Carmichael and Citrus Heights? Take a look for yourself if you don't believe me, there are dozens of homes under 100,000 even in the better cities of sac county (notice I am not including North Highlands or Rancho Cordova, there's too many to count there). I am talking about Carmichael, Citrus Heights, Arden/Arcade, and some areas of the city of Sacramento, mostly. What do you guys think? Too good to be true?

Most of these homes have serious issues. When the listing says "TLC needed", it doesn't mean cosmetic repairs. I have seen large holes in roofs with the associated mold and wood rot. I've seen what looks like dripping pipes that must have been dripping for years. I've been in a Short Sale house on Bell St (not the one above) at that price and I was amazed anyone lived there it was so awful. I have yet to see a house under $100K that anyone would be able to live in without significant investment in repairs.

Even the ones that are like at 99,000 and are barely 1,000 sq ft? I've seen some that don't say anything about TLC or damage, and the insides look pretty decent.

There are ****ty parts in Arden Arcade, Citrus Heights, and Carmichael, just like there are in every other city in the area.

I looked at houses for close to a year. I don't think I've seen a single short sale that had the stove and dishwasher in them. Either the owners take them thinking they are screwing the banks, or someone else goes in there and takes them.
They condition ranges from near tear-down condition to needing some cosmetic work. And I mean cosmetic work that requires more than paint.
The reason for the price drops, in addition to economic factors, include the difficulty getting a loan with anything less than 20%. The main exceptions are FHA and other government-backed loans. You can get away with 3% down if you can qualify for one of those.
Contrary to what the developers, builders, banks, real estate agents, local politicians and Republicans who make up various stories about how regulation prevented the free market from working by allowing builders to build, there was never a shortage of housing. However, there were substantial numbers of housing units tied up by flippers, renovators, and mom & pop types who think of themselves as investors.
Builders overbuilt. Banks quit loaning money. People learnt a hard lesson that a house is a place to live long before it is an investment. And now that prices are still falling people are worried they will take a loss if they buy.

I'm looking at houses too. Any 100G is gonna need 20,000$ of work. You won't be able to qualify for FHA in a house missing things like heat and and a stove. So that's why prices keep falling.

I think you answered your own question, plus remember the best cities have bad areas. Add to that, the housing market in Ca, according to this mornings paper has suffered more than anywhere else in the country.
Oh and remember fixer uppers or homes that need updating can cost more for the work than the cost of the property. I know our daughter, who keeps her property in prestine condition is going through this right now. YOu have no idea how much she and hubby have put into the house in the past year and it isn't in Ca.
