Default contract for deed/ owner finance

I am seeking a contract for deed / owner financed home. Would anyone know of such a place or who I could contact? I am seeking a property within 20 miles of Sacramento 1,100 sq ft or more and 125,000 or less

It's rare to find owner financing on residential real estate, especially in that price range, but it does happen.

Any real estate agent could help you out in the area you are looking for.

The standard real estate form for seller financing ought to be sufficient. Almost as rare as seller financing is an attorney review of real estate contracts in CA.

Thanks for the replies. I have spoken to several realtors but they haven't come up with anything. Many of them seem to lose interest when they here the price range.

That price is almost impossible, and to pair it with owner financing probably means there aren't any properties for sale that have both. There is a search feature in our MLS for owner financing, right now there aren't any properties with your criteria listed in the MLS within 20 miles of sacramento that have Owner Financing in the listing.

Why seller financing? Is it because you have bad credit, or don't have enough qualifying income? Is your hope that someone will overlook your lack of creditworthiness?

Seller financing was common 30 years ago when mortgage interest rates went north of 14 percent. Is it really a thing these days?

Credit isn't the problem. I haven't been I debt for years either. Every lending institution seems to have a different reason for denial but they all blame it on gov guidelines which I have found most of them are lying about. When I catch them in a lie they usually say I'm being "uncooperative" or they just hang up. Maybe they don't like the idea of lending to someone who will probably pay the loan off early? Your guess is as good as mine.
