I have a job offer in Woodland and am looking at living around highway 16 such towns as Winters, Rumsey, Guinda Esparto, Madison, Dunnigan. Are these flat land areas? How would the drive be? Weather wise what are winters like on the roads and in general?

Until you get to the area around the casino, it's as flat as a billiard table. Hwy 16 has a bad rep for crashes, mostly blamed on drunk drivers to/from the casino. There are also the tour buses to contend with, as well as fog in the winter. With the exception of Winters, all of the places you mention are rough little towns, and the nearest services are in Woodland. Winters is very picturesque.

I like the small town living and having at least acre of land but yet being somewhat close to large town for supplies, food. Yes cost would be a factor somewhere under $350k medium size house. I prefer not to have to drive 2 lane roads if possible, but other than that I have a lot of flexibility.

There aren't many small parcels in the Woodland area. Most of the land is in town or in large farms. You can find a few (try searching the real estate sites like realtor.com). Dunnigan has a lot of crime -- maybe from being at the I5/I505 junction? You might also look around Knights Landing.

i think winters would b ya best bet. easy drive to woodland,and you have vacaville 10 mins down the 505 for everything you need....

Winters from what I have read seems nice town. How is the 128 drive as far as weather and speeders? How is Winters quality of life crime wise as well? Any half to one acre parcels with medium size home under 350k?

Woodland is quite rural in many parts - people live out on county roads with small farms with Woodland addresses. So you might want to give it a second look.

Yeah, I don't get it either. Why spend so much of your life commuting if you don't have to? The areas south of Main and west of College are quite nice and there are still some good deals on houses, many with fairly large lots.
I lived in southwest Woodland for several years and it was great.
