Thanks for the honesty, and no thanks for the rudeness. I asked for help, not a "put me down" reply. Seems to me, you did selective reading to reply with negativity. Go cheer up or something.
I'm not truly asking to meet each and every need.
I'm not asking for a negative answer either.
Maybe I'm taking too much of an offense to your comment.
The price is not too little for what I'm asking for. I've seen decent homes in Folsom and Dorado Hills in that price range. From what I hear, that is a more preferable area than that of downtown.
Maybe I should rephrase my comment then for those like you that fail to understand "help" and just find negative things to say.
It seems to be that some of the cities there are like ghost towns with no physical beings whatsoever, yet there are other cities that are much livelier. That, my friend, is what I'm looking for. Lively. Shopping centers. Near good jobs, good schools, friendly neighbors....etc
As for your comment regarding the lock doors. Don't take that too literally. If you are trying to be a smart ass, I would think of you otherwise for making that comment. I'm from LA for goodness sakes.

INPD was not trying to be rude - I think dry humor is lost on a post just as it is in an email
My first thought was "Please lock your door" even in the foothills where it's rural I would lock my door, this is CAlifornia and it's not that safe
I think you'll need to tell us, which do you want more: Quiet safer, nicer for your family suburbia? Which is Folsom, Roseville, El Dorado Hills etc
Or Artsy, kitchy, shops and clubs? Which is Midtown, or East Sac, or even Land Park
But the two are not the same nor near each other. If you want Folsom you are a good 45 minutes from Downtown, worse in traffic for commuting

Hey, come to the ghetto we meet all of your needs (try oak park).
It's close to downtown, bars, highways like you wanted. Most people have
bars on the windows but we do leave our car doors unlocked
at night so no one will bust into it. For $200-300k you can buy a home
and use the money you save to take some training.

Based on your criteria, Gold River is well worth considering.
-- It's close to downtown (about 15 mins away; a bit of distance to insulate, but much closer than the foothill communities), it's close to Hwy50 (bordered by Hazel, Sunrise, and Hwy 50);
-- It's safe (has its own security funded through HOA, etc.);
-- It's near to shopping (Bel Air Center is a very nice center that serves the community, and Sunrise provides all manner of extended commercial services, including a Mall. Also, Arden Fair easily is within reach, as well);
-- The people are friendly (numerous bike and walking trails, including to the river; easy to meet people);
-- It's unlikely to go bad (HOA is very dedicated to maintaining the community);
-- The elementary school is very highly regarded and within walking distance for some villages (the School itself is in Bret Harte village; if you find a place in there, you'd be doing really well) and there are some nice parks; and
-- 300K to 400K for a 3 or 4 bedroom home is doable (homes in a few villages can go for up to 1 Mil; however, in some villages, you occasionally can buy a home now for upper 300K to low 400Ks).
If you look there, keep in mind that some of the outlying areas have tried to 'piggy-back' on the Gold River reputation/appeal. For instance, Gold Station pitches itself as being part of 'Gold River,' but it's not one of the villages and I don't believe it's served by the HOA, etc. Your best bet would be to stick with the originally-conceived villages, e.g. Bret Harte, Prospect Hill, Carson, Mother Lode, etc.

I wouldn't leave my doors unlocked anywhere in Sacramento. Flooding is a problem everywhere, but especially in the Natomas area and near the river.
