Default Questions to ask builder before buying a new home

My wife and I are going to meet with a sales rep for a home builder in a new community this weekend. We want to be sure to get all the necessary details, not put ourselves in a compromised position and get the best price possible. Some of you have been through this before and probably have some valuable nuggets.

If you were us, what questions would you ask the developer?

My first blush thought about reading your post was you're talking to an agent for the builder without the benefit of having an agent working for you. I assumed you were doing this to "save money". While it's certainly possible you can DIY with the agent for the seller, you should remember who he/she works for. They owe the builder a fiduciary obligation and honesty and fair dealing to you.

I thought it was too late to offer my advice when I read it, and it may well be if you've already made the appointment. You may want to hire a Realtor for an hourly fee to advise you on this.

As a buyer you do have some leverage in today's real estate market. bargain hard and ask for the moon, you just may get it.

Do as our friend DMenscha suggests or if you want to be in complete
control ... read books on the topic and educate yourself before you go in.
It's a pain, but well worth it considering this will typically be your biggest
purchase.

Rest assured many areas have 9+ months of housing stock so there is no
point in rushing to make a purchase.

Freddie Mac as of Jan 15th is now dictating that areas such as Sac
which are in steep decline will require a further 5% more deposit.
So there will be even fewer buyers.

Take your time and happy hunting.
