People actually want the sort of mid-rise/TOD density of what is currently proposed at Township 9 too, it's just not necessarily the same people who want a single-family tract home in the suburbs. It may be hard to fathom, but not everyone wants the same sort of housing, and there is no shortage of suburban tract homes in our region.

I seriously doubt that Township 9 will be downgraded to the point of being single-family tract homes--even with a 20% reduction in density, the overall density of the project is 30 units an acre, so really something more like the denser parts of Midtown. I think close-set townhomes were always part of the development plan, in addition to midrise apartment buildings like the recently completed Cannery Place apartments. Because there is already a transit stop at the site, it won't end up like Natomas, which was supposed to be "transit-oriented" but it's impossible to build TOD without the transit. Curtis Park Village looks as suburban as it does because the developer likes suburban development and has little or no interest in building something with a more urban/transit-oriented style, or even doing no-brainer stuff like orienting the commercial buildings toward the light rail station instead of turning its back on the tracks.
