Is anyone familiar with the Cool/Pilot Hill/Auburn areas? We are looking for a peaceful year-round recreational place to live. We want horse property with at least 2 acres and close proximity to skiing, mountain biking trails and horseback riding trails nearby. Would like some information on the area, climate, traffic, road conditions on the 80 and 50 hwy.

Cool and Pilot HIll are peaceful, small towns with lots of equestrian residents. Getting to highway 50 or 80 can be a bit of a hassle just due to the narrow and curvy roads. Climate is warm/hot in summer with cool nights and cooler and sometimes rainy in winter. Very rarely does it snow there, but you might get a day or two in a odd year. The highway conditions are such that if it's snowing, you need chains and/or 4WD to get to the mountains.

Auburn starts to get closer to the highway and more of a small city than just rural development. Much easier access to 80 from Auburn.

We live in Cool and like it. To get down to Auburn, it's a 6 mile curvy road. But you get used to it and it's very pretty. WE have horses and ride the trails up here. For shopping like Target, Walmart, Costco... you can either drive into Rocklin (there is a target in Auburn), or Folsom. Folsom is about 20 miles, a curvy road but not as curvy as 49 into Auburn. I work in Folsom and it takes me between 35-40 min. We have one grocery store in Cool. In Auburn, you'll find more variety. We also have a good dentist here in Cool, a vet clinic, several little shops like a candy shop, and I see a bakery is coming (YAY), there's a fitness place, subway sandwich, a few other restaurants, a nail and hair salon, gas station, a feed store, I"m probably missing something but you get the jest. LOTS of trails for hiking, biking, horse riding. Weather is nice. typically don't get any snow but if we do, it's very small and it's gone by afternoon or next day. There was one year it did stick for a week but that was rare from what I hear. We are cooler at night than like down in Sac area. We open our windows at night in the summer and turn on the ceiling fans and that does a good job. Unless we have some 100 degree days, the AC will kick on.
