Elk Grove, Rancho Cordova, Folsom etc?
Hi
My husband may have an employment opportunity in Rancho Cordova Area.
Where is the best place to live?- we are family of 3- daughter age 5.
Home price $3-400K if possible.
Looking for good schools, nice family neighborhood, safe, reasonable commute to RC.
Is flooding an issue? - I read something about levies not so great- also a potential issue with the dam.

In that area, Gold River is your best bet; great school, family neighborhood, very safe, etc. Homes there generally are $400K and up, but you may be able to catch a deal for just under $400K now. Bret Harte is the village with the school; if you find something in there, you'd be doing really well.
Folsom isn't as close to your work area as Gold River, but it's close enough to be doable. Elk Grove likely is too far away for a reasonable commute.
As far as floods, Elk Grove is vulnerable; the other areas above are not.

I agree with Gold River, you might also want to check out the area around Sunrise and Douglas a couple of miles south of Rt 50. They have some developments with homes in your price range, built within the past few years (Mather, Zinfandel Village, Anatolia, Stone Creek and Sunridge Park).

Thanks so much for the replies- I'll look into Gold River.
A couple more questions:
1. Sunrise and Douglas a couple of miles south of Rt 50. - are these area ok re flood zone?
2.Are the above areas (Mather, Zinfandel Village, Anatolia, Stone Creek and Sunridge Park) considered part of Rancho Cordova?
3.. What would the approximate commute time be from Folsom or El Dorodo Hills to Rancho Cordova?- on a good day?... on a bad day?

Sunrise and Douglas is well outside of the flood zone area, by at least two miles. Those areas are considered part of Rancho Cordova, but you need to realize Rancho was just made into a city within the past 5 years, spurred by the closing of the massive Mather Air Force base. They have an older section running along both side of Folsom Blvd which has a mix of fairly bad areas and middle class areas, but the newly expanded areas are way south of the existing areas, and served by a different school district (Elk Grove). Over the next 10-12 years, the area is going to triple in size and get their own shopping and services. Commute to Rancho can be from 15 minutes to an hour, depending upon traffic, but I would plan on about 20-30 minutes during rush hour:
