Some areas of Fair Oaks, Orangevale & Gold River offer easy access to the river/lake & trails as well.

Check out FO village, the bluffs and along Sunrise & Hazel. Definately look at Winding Way from old FO village to Hazel; lots of interesting properties there. Another nice area with decent rentals or homes is Rollingwood. There is easy access to the river also.
We would be renting initially to get a feel for the area. Looking for a pet-friendly 3 bedroom single family home for around $2,000 (could go up to $2200 or so). Walkability to a few restaurants and parks is key, we also want to be no more than 20 minutes away from at least some big box stores like a Target. And it needs to be a reasonable commute to Sacramento since I'm looking for work there.

I'll check out these other places, thanks!

Barring the in-laws Placerville in maybe twenty minutes away from the American river, a few more minutes and you have access to Folsom Lake.
I know the in law thing is not what you want but don't write off Placerville, Cameron Park, El Dordo Hills. I can easily access Folsom and Towns near by, as long as I do not leave during rush hour, Sacramento is maybe thirty five minutes away.

Boring big box stores are 25 minutes away, some are actually in Placerville too.

If you want Folsom, rentals go very quickly. There are several resources you can use, a couple of facebook groups.
