I myself am looking to buy in Roseville, so I am definitely not an expert. But I was wondering about your zip code choices and about the different areas of Roseville.
After doing some research, I was under the impression that East Roseville (95661) bordering Granite Bay and around Maidu is actually a really nice area, and one that might be worth considering. I think the area to avoid here is south of Cirby, bordering Citrus Heights.
A lot of the old town "yucky" area is actually in central Roseville, zip 95678.
West Roseville, 95747, has a lot of the newer homes on small lots, if that is what you are looking for. But expect Mello-Roos there as well as some more time spent getting to highway 80 if you need to commute to sacramento.
Someone please correct me if I'm mistaken, but these are my impressions. If I'm wrong, I'd love to know the real scoop!

If you plan on living in the house for years and commute often to Chico, then Lincoln shouldn't be too bad once they get the 65 Lincoln bypass complete in 2010(?). I heard they are breaking ground on the first phase of that this year and it should eventually eliminate the worst part of the stop and go traffic through the downtown Lincoln area. On some business trips, I've driven thru it during rush hour to get a sense of timing from Rocklin to Beale AFB (Marysville/Yuba City area) and back....Lincoln was the worst section of the commute by far.

The traffic can be bad if you are trying to make it through Lincoln on to another city like Marysville but getting to Lincoln there is very little traffic. I work in Roseville on the Citrus Heights border and make it home to Lincoln with very little traffic. I take foothills to the 65 and only have a small amount of traffic at the Sunset stop light. I almost always make it home in 20-25 minutes for the 14 mile trip.
And I think I'm fairly qualified when it comes to traffic. I lived in Southern California for 30+ years
I think Lincoln is by far the best value in todays housing market and the bad traffic argument is a gross exaggeration.

My sister in law moved to Lincoln recently...Honestly, I kind of got that "boonie" feeling on the way there, but I'm sure that will be changing quickly, as there is so much growth happening in that area. Don't get me wrong, there is plenty of stuff around(shopping, etc.), but part of the drive out there feels like the middle of nowhere. Also, to my dislike, there seems to be a lot of homes that look like apartment complexes(are these "cluster homes"?)...Not my cup of tea...But, still seems like a good, clean area.

if you dont wanna live in the boonies then dont move to lincoln...its the boonies........as far as closest to chico goes. its all going to be the same becuz from those areas you have to get on I80, then !5 then Highway99. 99 is the only road that can take you into chico. I do not believe H99 can be reached from lincoln or rocklin area.

Lincoln is far from the boonies...You may have not been up to Lincoln lately. Lincoln is very much like Rocklin and Roseville just a few miles north.

I bought in Lincoln in June of 1999. We paid 152450.00 for an 1800 sq/ft track home that had marginal quality. Lived there for 6 years and sold in June 2005 for 445000 in 9 days. After that we moved to Nashville, TN and oh my god, the house we bought in TN was like a mansion on 1.5 acres for 300k and twice the size!
Now I read on the Realtor reports that Lincoln is the highest lose in value in the nation. We have often thought of moving back but what a risk it would be. That that you couldn't find a good deal but if you decided to sell---forget it... The schools in Lincoln were just ok. I really realized that once we came to TN and saw how well behaved and respectful the kids were. It really was kinda a culture shock in the beginning. We have a 7 year old and the best thing we ever did was get him out of that environment.
So just something to think about before you commit. Nowhere is perfect but it hard to see what you have sometimes till you leave....

Ignore anyone who says Lincoln is in the boonies. They obviously have not been to Lincoln recently. Nowadays you practically can't tell where Roseville, Rocklin, and Lincoln begin and end.
You will get a better housing deal in Lincoln, but schools are better in Roseville and Rocklin. You can't generalize about Roseville's zipcodes being all good or all bad. All three have good and bad neighborhoods. Although the oldest part of Roseville generally lies in the 95678 area, there are also many very nice desireable neighborhoods in that zipcode. 95661 is the second oldest area and has A LOT of great neighborhoods. 95747 is the newest zipcode, though not all the neighborhoods are new.
I have been commuting from Roseville to downtown Sac for 9 yrs. Morning commute-35 min, afternoon commute-40 min (but I leave work early at 3:30-4:00).
Don't consider Granite Bay-very affluent. $350,000 won't get you anything decent.
