Default Life in American Canyon, Ca

Hello! All

My son & I are relocating from Rancho Cucamonga, Ca (San Bernardino County) to American Canyon, Ca & needed some direction w/area's to live in vs area's to avoid. Thinking about getting an apartment for now, but want to make sure we're in a safe area.

There aren't any really bad areas in American Canyon. Most neighborhoods are 80-90% owner occupied, although the Rancho del Mar subdivision may have a higher percentage of rentals due.

There are presently three apartment complexes in AC, the oldest one, next to the mobile home parks was recently rehabbed under a new owner. Another one behind Safeway (about 15 years old, but well maintained), and the newest one near Wal-Mart, just opened last year. Rents in the two newer ones, I think, are over $1000 a month for a two bedroom unit.

Housing prices are starting under $400K in the older neighborhoods due to the general meltdown of the real estate market. Many new (< 2 years old) houses which sold for $700K and up are now down to $600K. Prices are still dropping at this time. Many houses are in foreclosure because of creative financing, I think there are probably 300 plus, mostly in the areas built in the last couple of years.

I like American Canyon however if you have to commute to anywhere it's going to suck for you.
