Hi,


We're a family of 6 and my husband got a job in Auburn. We don't really know the area so we'd love some input about where to live. We'd like a cabin type home. We already live in track housing and hate it. We don't want an HOA either. We need to be somewhat close to schools and conveniences. We do have teens so we'd like a place that has a little bit to do.
These are some of the places we have heard of


Auburn
Foresthill
Colfax
Grass Valley
Penn Valley
Dobbins
Placerville




Are any of these places recommended.... or not recommend?

Why not live in Auburn? Live where you work. Commuting sucks. And you could end up with some snow or ice. Make it easy on yourselves. And teenagers who live outside of town, mean they will be driving on those roads. Or you will be taxiing them longer distances, including over icy roads. If you're in town, it will be easy for you and their folk to take turns picking them up, or they can walk, etc.

Auburn is not just tract houses. Lots of charming older houses, too.

Unfortunately there's only 3 houses for sale in our price range so we're trying to find other options in case Auburn isn't able to pan out

You do not want to be commuting to Auburn from Grass Valley, Penn Valley, Placerville, or Dobbins(!). Hwy 49 will drive you nuts. Colfax is possible, and also Meadow Vista, Ophir and Newcastle. Agree (as usual) with NoMoreSnow: try to find something in the greater Auburn area. All of the other small towns won't have anything for teens to do.

What is your price range? How about renting for a year or so while you explore what's available?

Is Grass Valley more than a 2 hour commute? That's what my husband is doing currently. 2 hours to work 2 hours home. If it's less than that he'll be happy

Probably more like an hour each way -- but he's set himself a pretty low bar there! When I lived in LA and was stuck on the freeway, the most depressing thought was that I spending a significant portion of my life just breathing car exhaust and being frustrated.

I don't believe there's anything in Grass Valley that you can't also find closer to Auburn.

Part of the problem with the commute from Grass Valley is Highway 49. It's most definitely not a freeway. It's a state highway that is two lanes in many places and very picturesque. It is somewhat hazardous with frequent accidents. There's a bumper sticker that says "Pray for me - I drive 49". And it's not a joke. The other thing is weather. Highway 49 (and Grass Valley) can and will get both black ice and some snow in the winter. The snow varies from year to year but the ice is a regular thing in the shady spots.

Auburn is the most realistic place on your list and has quite a bit of variety in the type of housing. The Christian Valley part of Auburn is quite rural and might be a possibility. If you absolutely want to be in Grass Valley, then stick to the South County part of it. That will eliminate much of the hazardous part of 49, although it's rural and will have the usual twisty turny roads before you get to 49. You might want to use one of the mapping sites like google or mapquest to run some drive times and you'll see how places like Dobbins are waaaayyyy too far away (and Dobbins gets snow and ice, too).
