Orangevale bad?
I haven't read very many positive remaks on Orangevale.
What is so bad about that city?

Nothing, while it is not upscale I think it is very nice. It is very rural and has some acre lots. While it is not glamorous, I think it would be a nice place to live.

There are some nice new areas and then some pretty run down ratty places.
They do have some good schools.

Orangevale is kind of an odd area. It is next to some very nice areas such as Granite Bay, Roseville, Fair Oaks and Folsom, and has some very good local shopping areas. However, much of the residential stuff isn't kept up very well and fairly modest. There are small pockets of very nice housing in Orangevalle, but I would say that at least half of the housing could use a bit of maintenance.
The lots tend to be a bit larger so I guess it had a bit of an outer suburb or semi-rural beginning, which may somewhat explain why the area appears to be less organized then their neighboring suburbs. When driving around Orangevale, it appears to me to be more like an area than a city.

I agree with the previous poster
It has some good areas (not great though) and some real crappy areas. To me the schools are OK
There are alot of rental duplexes around there

About half of Woodbridge Ranch is actually in Orangevale, which is a great community.

Orangevale is one of the unincorporated but very populated parts of Sacramento - just as Carmichael is. There are some run-down parts of Orangevale but also some pretty nice areas. It could be a good place to find a nice big family house with a large lot for a decent price. It's in a good spot for access to shopping but the freeways (50, 80) may be a bit far away for some people - depending on which part of Orangevale you're in.

Wow! I just checked out the website for Woodbridge Ranch and it looks really nice. (Very pricey, of course!) I didn't know there was anything like that in Orangevale. We'd love to find a nice place near Carmichael. Thanks for the information.

There are a lot of nice neighborhoods around Carmichael. I live in the area around Winding Way and San Juan - lots of good spots there where people own and care for their houses. A little boring though but that's fine with us!

Ah, the Dairy Queen with great Blizzards on San Juan just north of Winding Way (west), but I digress. It is a very convenient area in terms of shopping access. The Arden Fair area, Sunrise Marketplace, Midtown and even Roseville aren't really more than 15-20 minutes away
