Hello all,

My family is planning on moving to the Rocklin/Roseville area. We have been looking at the new construction homes, and there a some builders offering Solar as part of the package. They all say that it helps offset the Mello Roos tax that we would have to pay.

Does anyone know if it offsets it by a lot? I have been doing research and from what I can tell Mello Roos can be anywhere from $200-$300/month. Does having Solar really help that much? Do we save around $200/month in electricity costs?

We love the new homes that are being built in that area, but the Mello Roos is kinda scaring us away.

Any information would be great.

I'm very interested in this as well. But the only thing I find is that you can add the cost of solar panels to your property taxes. (property tax + payment for solar) And since solar theoretically increases home value, it would NOT used to raise property taxes.

Take a very close look at how much of the development is sold. The vote for Mello-Roos is a two-thirds majority of the owners of the lots. If the developer still owns two-thirds or more, his vote(s) will carry and those fees can be increased without input from homeowners. One co-worker had hers triple to more than $1,500 after she had bought her home. She is now looking to sell because she can no longer afford the payments.

As for paying $200-300 for electricity, look at the utility's website or call them. It should be able to give you a good idea of the average electric bill in the area. Consider whether the house is all electric or a mix of electric and gas when you ask the question.

Are they electric only? Or electric and gas?

To me it just sounds like a marketing pitch to sell their homes. Most home builder sites I visit they are touting just how energy efficient their homes are. If they are so energy efficient then the electric bill shouldn't be that much to begin with.
