New Home Builds in Rocklin - Feedback Needed (Roseville, Folsom: crime, neighborhood)

The site is called Rocklin Trails by Cresleigh Homes
It's at 4301 Reecer Dr Rocklin., across the street from Studio Movie Grill., off of Granite Drive.

I usually have been to the other side where RC Willey is located. Seems to be a decent part of Rocklin, but I haven't been on the other side where these new homes are being built.

I would appreciate some feedback about the desirability of the area, its pros/cons, crime relative to other parts of Rocklin (or even Roseville or Folsom), school ratings, how stable home values are in Rocklin, etc.

They are selling for high 300's to low 400's:

Single Family Homes California - Cresleigh

I believe another builder in an older part of Rocklin (near the Firestation, where there's a traffic circle) had new builds too but it seemed kind of weird to me in an older neighborhood.. and the traffic circle seems a bit weird. Not used to that. Pricing was about the same. Unsure how safe that areas is either.

Are you familiar with Mello-Roos Districts? Make sure you're taking those substantial costs into account when comparing one development to another (some new developments in older areas don't have them.)
