You may want to investigate to see if Sacramento County or City has a first time home buyers program. In our county, a first time home buyer can get what's called a "silent second" for up to 100K. It's a long process but at least at that point you're looking at a 200K home.

Perhaps looking at a mobile home in a park would fit you.

Thanks!, as it is CA has very robust first time buyer program I can probably do this!

Good luck, but remember to also figure in your insurance (fire, flood?) and real estate taxes. I know you have also scouted Pueblo, CO, and the CA costs for these items is probably significantly higher.

Prices are getting rock bottom.

that's what im thinking, im at the bottom of the housing food chain so it's ok to get a fixer upper and prices are falling everyday.

well, I was skeptical, but I went to:

Homes and real estate in northern California - MetroList the official MLS

I immediately thought to check out the Meadowview area (scary) but I really didn't think that there would be anything under $150k there, but there was! Personally, I taught 6th grade in the area, SCARY!! No thanks.

Of course, same criteria for Curtis Park, there is nothing available.

But then, Orangevale. There are a few properties, even a funky little 1940s house on a very large lot that is being sold as is for $104k. Go figure. And Orangevale seems to be an okay place.

Good luck on your quest!! But be careful! You don't want to necessarily end up in Del Paso Heights, either.

You can buy a decent mobile home in Granite Bay under 100k. Then pay 460+ for the lot rent in the trailer park. Check out Mobile Home Parks in Roseville.

I was surprised but there were 30+ single family homes listed in North Highlands under $110,000 you just have to pick the neighborhood carefully, you are on the right path checking the crime tracker. There is also one in old town Lincoln "fixer, fixer, fixer". If you are ok with a 2 bedroom there are some good deals as these are harder to sell in general. There are a lot of buyer assistance programs out there too.

I didn't check condos just because the HOA fees can eat up money you could have spent on a bigger mortgage, but there are a bunch out there. (say if the max payment you can make is $600/mo and the HOA is $125/mo then the mortgage can only be $475/mo, so you would go from buying a $100,000 house to a $82,000 house but paying the same money- these number are approx and just for demo and don't include taxes, insurance)

Okay, so I'm a real estate professional and I've been watching the market very closely... There are decent neighborhoods with condos priced under $100K, most specifically the Arden and Arden-Arcade area. Check out communities like Timberlake and Woodside, convenient to a lot of stuff. Sure, you'll get a small condo, but it sounds like you're reasonable about your expectations
