Within 2 years we are going to retire and move out of bay area. yes we are one of those, and we can sell the house and hope to buy one for cash or a good down. We currently have the prop 13 , but most counties that accept it are not in areas we are interested in.
Looking in above, and below Sac, left side, right side.
So got me to think about Elk Grove.

So if you live in or near Elk Grove what do you think about?

weather? Rain, heat?

friendly areas to live?

outdoor activities, parks, trails, areas to explore?

No kids in school, but always heard to buy in good school district in case you sell. Which area has better
schools?

crime?

New home communities, developments coming up?


Senior active 55 communities?

Does the city of Elk Grove blend into the next city up to Sac. or is there still open land between cities,
towns,

San Jose where we are all of our lives, is so much money we can not afford it anymore. The traffic is so bad, so how is traffic in Elk Grove. How close is it to Sacramento?

We will come and visit and check things out. If you can be of help, thank you.


We still have family in bay area, so some days will travel back and forth. But looking for a quieter pace of life.

The weather is the same as Sacramento. It gets hot during summer; cold during winter; cool during fall; and warmer during spring. (make sure you take your allergy medicine during spring-summer)

The more south you go in Elk Grove, the better off you will be as far as safety. The part where S. Sac and nnorth elk grove connects is getting seedier by the year. While it's not a warzone, if you have the money, move more south. Also, Laguna West is very nice and upscale living in Elk Grove. (over there by I 5)

The Franklin High area has the best schools in the city. (south elk grove) You may want to check there.

They also have a senior community in South Elk Grove, although it may only be a small section of a city block or so.

Elk Grove's traffic is getting BAD. What's worse is that they're still building ****, left and right. They're building a casino that won't be ready until 2025 and they're builing a big ass costco this year. The problem is that even thoguh they're building **** left and right, they still have the same infrastructure from when the city was only 17k people. (Now holds 180k people)

Thank you. That is the issue all over, many of us moving out of the bigger cities, either for retirement, jobs, better schools for families to smaller towns. Then the towns are overloaded and can not handle all the growth. With more homes being built, it will add to traffic. But if it works out and we won't be working or just pt then traffic won't be a big issue.

Yea, this city keeps on building, often yet, you'll see one lane roads, or the original infrastructure from the 80's. And when they build new roads from new development, they're only one lane. (sometimes two) Have you guys considered moving out of state?

Default moving

Looking into Oregon also, have some family there. Oregon has high property taxes, % wise since they do not have sales tax. Two of my adult kids live in San Jose, one if married, no grandkids yet, but that will happen so do not want to be too far. Other son in Houston area of Texas,not going there lol

How about Arizona? They have low property taxes and the COL is lower. But it's getting more crowded day-by-day.

If you don't mind living among renters then go for it. I have been in Elk Grove since 2005 and this area has really deteriorated in such a short amount of time. The cops bust marijuana grow houses left and right (31 homes busted since September 2017 and still going). We have A LOT of Asian transplants from the bay here that buy homes cash (money usually wired from China) and start that crap.

My family and I are planning to move out of this crazy town soon.

I can't disagree with the facts that R85 has listed. While I personally don't see it as a crap town, facts are that EG has a HUGE number of asian transplants from the Bay area. The town has seen more crime, abeit more on the north side. However, the crime is SLOWLY migrating south.


Speaking of asian people who wire money from China. I had a neighbor who lived across the street. She had a tenant who rented from her for the past seven years and he was a nice guy. Last year, she was offered to sell her home 15k above what zillow had listed it for. She "kicked out" the tenant and sold her house immediately. The people who bought the house were Chinese transplant. They remodeled the house and everything.

A house two homes down from mine was busted for marijuana and it was remodeled and put on the market by a rental company. I would NEVER see anyone come out of that house in the daytime. Only at night, and there would be 2-3 vans on that driveway. It was so obvious that they were transporting..

All of the crime in this city made me call it a crap town... No good city would have this much traffic of crime.

I've lived here for the past year without any problems. A block away from a park and my neighbors are friendly.

There is a Del Webb community if looking for a active adult community and lots of new construction going on in south Elk Grove.
