Hi, what are the nicest subdivisions in Rocklin? We would like to stay under $550000.How is Stanford Ranch?

Hi Chitowner - I think CW68 has some good posts about many neighborhoods in the areas you are looking at. I would suggest doing a search.

If you are talking about Rocklin, we really like Whitney Oaks - an existing community near the Whitney Oaks Golf course. I also had an exchange with someone on this board who had some good information about these areas as well. If I can find the person's screen name I'll let you know so you can search for those posts as well.

Did you guys sell?

When our place in Sac closes escrow on 05/08 (fingers crossed), we're looking to put a deposit down on a Shea home in Whitney Ranch, which is close to Sunset and Stanford Ranch Rds (don't know the area well enough yet) and really close to 65. We're pretty excited about it. They're a newer community with a good range of prices and sizes, a huge park, and a community pool and clubhouse. Also, all grades of public schools are close by. However, the estimate we were given for HOAs and Mello Roos was about $300/month combined, which is a little steep, but worth it if you're utilizing the facilities because they really are beautful. I'd check that place out too. The developers all seem to be offering great deals.

Directions: 65 north, right on Sunset, left on Stanford Ranch, left on Wildcat and follow signs to communities...

Thanks guys. No calidreemer we havent sold yet. Weve dropped our price obout$20000,,,we'll see if that helps. The market is really dead by us. Its actually seeming to be picking up more in Sac.

Hi Chitowner, we are noticing the same thing with the Sac market which is a little bit of a problem. We are hoping to get our house on the market in the next 4 weeks which we know is in the selling season, but we didn't have much of a choice with some of the work we had done on the house. Now we are doing the landscaping which our realtor said we can't put the house on without it ( I agree). We are both having some difficulty finding jobs too - everything I get is in the Bay Area. We are trying to get away from that kind of costly living and congestion. Don't get me wrong, I love SF. I will visit it but having to negotiate that traffic every day would be like being in Chicago. Anyway, I have a lead on a couple of jobs that will allow me to work from home and they need someone in Northern California. I am hopeful that I will get one of them and then we can move.

When we were in Sacramento in Feb we also looked at Whitney Ranch - We really like the Promotontory (?) model by Standard Pacific and then we also liked a few of the Centex homes. We also liked the Christopherson homes.

Supersonic is right it is a lovely area. You may want to check these builders out. I don't know if you need to be in the Rocklin area, but in EDH Lennar is having a 12 hour sale tomorrow night from 6 -12 a.m. which I assume is pacific time. You will get a 5.15% interest rate for the life of your loan, but you have to close by 5/31.

Good luck with the home selling. I know it's a hard time to sell.

We are trying to avoid the mello roos /hoas if possible. I know most of the new areas have mello.We would like to stay in EDH.We like waterford and Green valley hills,but we notice everything around $500000 is coming up pending. Looks like we'll have to up our price range to the mid 5's.
Hopefully you will find jobs in Sac and everything will fall in place.

Rocklin is nice but the negative to me about some of the northern/newer subs is that you have to drive through miles of congested suburbia just to get to the mall, hwy 65, or 80.

There are some very nice neighborhoods/subdivisions in the Rocklin area. Good Schools. Great for families.
