Default Best neighborhoods in Granite Bay?

For anyone living in or familiar with Granite Bay, what neighborhoods would you recommend for a family with a 4th and 6th grader? We like more established areas - lots of trees and privacy and do NOT want some huge house on a postage-stamp lot. We're all about the outdoors! Is the area near the lake too far from schools and everything? We'd like to be with other families (but trying to stay away from the "bling" factor as much as possible??) Are we hoping for too much? Thanks for any info!

Granite Bay is pretty much one big neighborhood, so it's a bit hard to answer this question. There are no neighborhoods that would be bad for your kids in GB... as for where to look... everywhere that looks appealing. It's a small enough area that there aren't any areas to avoid, simply go by your criteria... if it's a larger lot you desire, when you drive around it'll be pretty apparent to you what neighborhoods don't fit the bill.

I don't know to much on grade schools other then the ones i've attended. I can tell you from personal experience for a woodcreek HS is the best in the area. I honestly wish i went there instead of center HS.

Only experience i've had with elementary schools was in Antelope.

homes closer to the lake are definitely farther from civilization (if you want to call movie theaters and grocery stores that) by you may also find a nice neighborhood feel to it. If you live on a court you will likely be part of a tight knit group.

I like the idea of being just far enough away from a freeway that I don't hear it or feel like it's there. But being more than 3 or 4 miles away might be getting too rural for me.

The neighborhoods by the lake are great, and I love them... specifically Hidden Lakes Estates... but it can be a 5 minute drive to douglas blvd alone (those neighborhoods go WAYYY back), and then another 10 to I80... and think about 10 to Eureka Elementary for the kids, 5 to Cavitt Jr. High, and 10-15 to Granite Bay high.

You won't be alone, though... the neighborhood is full of families since it's a really nice place... plus there's the school bus and possible carpooling since Granite Bay is somewhat well-connected in terms of knowing people since it's small.

The downside is you'll have to time your coming and going on holidays, since the line of boats going to Folsom lake will stretch past all of the entrances to those neighborhoods.

I live in GB. I've been here since the 80's. Pretty much all of Granite Bay is good for families.

Granite Bay Hills, an elegant gated high end custom home community

Greyhawk, close to Granite Bay Golf Club in a gated area of custom homes

Hillsborough, is a gated community of both custom and semi custom homes

Los Lagos, is a guarded gated community of custom homes which borders Folsom Lake

The Residences, across from Granite Bay Golf Club, a gated community

Wedgewood, a friendly gated community of high end custom homes

Treelake is a very good area for families. Many are gated. Kids can walk to school - Elementary & High school. Newer homes that were built from 2000 to present. Some very good deals in this area. Bank owned.

Ashley Woods - Nice newer homes. Gated with both custom and semi-custom homes. Some good deals. Bank owned.

Wexford next to the GB golf club. Guarded Gates (like Los Lagos). Very high end homes. Very expensive. Not to far from schools

Off Auburn-Folsom & Barton Rd

Folsom Lake Estates. Very nice older community. Large lots. Across from the Folsom Lake Entrance.


Off of douglas.
Hidden Lakes - Very nice older homes that have been mostly remodeled. Close to the lake. Larger lots. More expensive. Kids can ride their bikes to the Jr. High.

Lakeland - Nice older homes. Next to Hidden Lakes. Most have been remodeled. 5 min drive to the lake entrance at the end of Douglas.

Lakeridge - Nice older homes, many built in the 60's, 70's, 80's, 90's - some are new. Remodeled. Some of the homes up on the ridge are lake front. 5 min drive to the lake entrance at the end of Douglas.

Quail Oaks - Very nice homes built in the Late 80's & early 90's - Close to one of the other elementary schools.

Other areas

Princeton Reach
Silverwood
Shelborne Estate
Greyhawk
Winterhawk
Grosvenor Downs - built about the same time as Quail Oaks.

Thanks for all your input. I really appreciate it. In driving around, we really tend to like the more established areas with lots of trees - we love Hidden Lakes, but it is so far from everything. We really need to drive around on a Sunday and see where the kids area out playing.

I don't know if they are reserved for seniors, but Granite Bay has a couple of very nice mobile home areas One is just south of Douglas Blvd and east of Auburn Folsom Rd. It is rather small, so you may want to check and see if any are even for sale. The units look very well maintained.

The other that I'm aware of is just off of Auburn Folsom Rd, just south of Eureka Rd. Again, it is very small, and though very well maintained the units appear to be somewhat older than the other park.
