Default EDH south of 50

Is anyone familiar with the neighborhoods in EDH south of 50. Pros and cons.

I believe that is what its called.Its south of 50 and east of latrobe.

My biggest negative for that area is that it's so close to retail. Also, I think that in EDH the general opinion is if that you're on "that" side of 50, it's not so desirable. I've heard this belief voiced by several acquaintances who live in EDH. I tend to agree.

On a pro, I believe that Stonebriar does not have Mello Roos or HOA so there are some cost savings there. Also, some people like living close to retail (restaurants & stores). But if you're looking at Blackstone, I think one of their big cons is that their high school is Union Mine (Stonebriar is Oak Ridge). I don't know how Union Mine does academically, but I do know that Union Mine is in the town of El Dorado (no, not El Dorado Hills...El Dorado)....too far for my teenager to commute to for school. Blackstone, though, has high HOAs (don't know about Mello-Roos).

I guess the only other negative for living on that side of 50 is the traffic. While DOT has plans to expand Latrobe & White Rock, you will be competing with the El Dorado Hills Business Park and Blue Shield for traffic spots. But a pro, again, is being near retail (for me a con but for some a pro).

There are some nice homes south of EDH. There are also some nice condos and lease apartments, but I've heard of some crime at the apartments. There will be a huge development on Latrobe Road (Blackstone) that will be six developers building housing complexes centered around a clubhouse and tennis club. The developer was delayed by the county so long, that by the time they got started, the market had crashed, so it may take some time for the homes to all be built. But I bet you can get a great deal right now.

Stonebriar is nice area. Can get good deals. It's in a flatter area than north of Hwy 50.

Union Mine High School is few miles away - but it's a newer high school. Great sports programs. Greatschools.net ranks it along with Oak Ridge and Ponderosa as a 9. And this county has decent school bus service.
