So after losing bidding wars, I am considering new construction homes under 600k in Folsom, Roseville, and Rocklin. I read horror stories about Meritage Homes, Lennar and KBHomes as poor built so want to avoid bad builders. What new construction would you recommend for my budget in these places?

Can I ask how this is going (went?) for you? Was new construction the way to go in the three cities you mentioned?

@KcChris,

Sure, home prices were high like the rest of the market but the deal breaker was very high additional taxes like Mello Roos and HOA fees that unfortunately are not tax deductible in most cases. So back to older homes with yards. Pool optional.

If you find a JTS home I would recommend one. The owner retired and they are no longer in business but they built quite a few homes in the region and the major systems such as the foundation, roofing, plumbing, electrical are solid. Lennar homes has built quite a few homes as well and are still building in my neighborhood. I haven't heard horror stories around my neighborhood and the homes here, on average, are now 15 years old.

Off topic my best friend is looking to move in summer of 2021 but looking to sell now and rent back until the summer so daughter can graduate from GBHS. East Roseville, one story, pool, re-modeled, gated neighborhood, $1m. PM I can connect you with them.
