The appraisal was suboptimal perhaps.
There are just two 3 bed 2 bath detached houses on the market in Sacramento (not counting pending houses) that are under 400K, > 1,400 sq ft, and have a pool. One is in North Sacramento, the other is in South Sacramento. If one is willing to forget about the pool, then the number increases a little bit but it is still quite low.

The house in question has a large lot, decent pool and is in a reasonably safe neighborhood, afaik. Moreover, it is not that old (year built : 1990).

True that and will most likely sell for 500k plus. One home was listed by the house I bought for 599k and sold for close to 700k.

A pool pretty much adds 40-50 k to the resale value of the house. But I would not spend that much money to live in Cirtus Heights. The schools are awful. At that price point I would look for something more modest in Roseville, Fair Oaks, Elk Grove, etc.

The house on the corner just put up a For Sale sign a few days ago. There's been cars coming and going constantly since then and I doubt it will be on the market for long. I just saw all the pictures of it and it's pretty amazing.
