Carmichael
Carmichael is an older city, for the Sacramento area. It has a few areas that are run down, but for the most part it is very nice. There are many services in the area, the school system (San Juan Unified) is good to excellent, and there is a great park (Carmichael Park). There are some really nice homes in Carmichael also. The home prices are higher than some areas but the neighborhoods are established with older nice tree-lined streets. There are also apartments and condominiums available in addition to homes. Carmichael is safer than other areas of Sacramento also.

I grew up here in Car. It's very fun
There are so many nice areas. A lot of parks and older homes. I think the best part of Carmichael is the mature landscaping. This makes the homes cooler and there are lots of pools. We have a house that looks pretty normal/middle class from the front but the back yard is breathtaking. You can really find some gems here and it's a good place for a family.

I moved to Carmichael about a year and a half ago. It's nice, not too much traffic, lots of stores, plenty of trees. I like it here.

My best friend lives in Carmichael, I used to live in Midtown
I wasn't hugely impressed with Carmichael, but I know the school she picked for her daughter is much better then any elementary school in Sac.
It's hit or miss there, watch where you pick.
If you want suburbs and good for kids I would recommend Roseville or Folsom over Carmichael

Most parts of Carmichael are quite nice. It has that old-school, established feel to it. Solid. Some parts are sketchy, though, so just keep an eye out. I have friends who live there, and send their kids to the local schools, and they love it. Big yards, big trees.

Carmichael is nice. Also check out the Sac/Carmachael border. Fair Oaks is also in the area and good.

Some of the areas of Carmichael are nice. It is an older established area. There are a few run down apts & streets that have problems.

I lived there from 1972 until recent.
It is full of old people
Hodge podge housing (in some areas).
It is conveniently located next to nowhere and nothing except strip malls and Ancil Hoffman Park.
From many parts of Carmichael Plenty of traffic to get to the freeways.
Crummy cell phone reception
For that kind of money (buying real estate) you can live in a nicer area
Good things: Pretty safe neighborhoods (for Sacramento)
Carmichael is where Mrs. Lightner (founder of MADD) used to live (Moraga Drive near Thomas Kelly Elementary)
Near the river parkways (Again for that kind of money you can live somewhere nicer that's just as close-Fair Oaks, Gold River)
Good Luck!

Never knew that about the MADD founder! I live on the Carmichael/F.O. border (South of Madison/West of Dewey behind Del Campo High School) and I love the neighborhood. Yes, lots of old folks, but it's quiet around here. It's safe, excellent public schools, and I love the old growth.
I'd recommend it.
