What's your opinion on Fair Oaks, CA 95628-3528 neighborhood? Well planned out? Safe? Nice? etc.

A pleasant area, lots of trees, very suburban with just a touch of actual rural. Close to the American River, Old Fair Oaks is about as charming a little village as you could ask for. Public transit isn't very good, unless you're close to Sunrise Boulevard in which case you can catch Bus 1 to the Gold Line light rail station. A fairly short drive to major shopping areas in Citrus Heights and Rancho Cordova.

You could do a lot worse. Not much in the way of late-night excitement, of either the good or bad sort.

Thank you You are a wealth of knowledge! By the way we looked at some of the midtown places that you & citygirl72 spoke of in other posts, absolutely beautiful as well, it's hard trying to make the transition & decide which way to go. I appreciate any and all info you pass on to me.

Very wooded area, however the homes can be a bit inconsistent in the area. Generally they are pretty nice, but quite a few can be fairly modest, and in need of some maintenance and updating.

Lots of shopping convenience at the intersections of Hazel and Madison (and west along Madison) and the area of Sunrise Blvd between Madison and Greenback.

We don't mind a place that needs updating. Just trying to get a feel about the area, from what I see it looks like a nice blend. And it looks to be convenient. Again as I have said before any and all info you can share I'd appreciate it.

I really liked Fair Oaks when I used to live there. I preferred the area east of Sunrise Blvd, toward Hazel Ave (I guess, closer to the dam). It was really nice being so near the river and trails. The houses all have really large lots and I've found the people really friendly and welcoming. The downtown area is very quaint and there's a fabulous restaurant there called Sunflower cafe.

I lived in Fair Oaks for about six years. The city varies quite a bit, including wooded areas to "tract" houses. Houses can range from modest to mansions depending on the area. Fair Oaks includes older track homes known as the bird tract which are the homes on streets named after birds between San Juan and Dewey and the former Larchmont tract that is next to the Bird tract. The schools are good including the high school, Del Campo. Will Rogers Jr. High is not as good as some of the others IMO. There are newer tracts also that are nice. Even the older areas of FO are not bad. Some of the newer tracts are really nice.

The Sunrise Mall (in Citrus Heights) is close and is being updated soon. But my favorite area are the homes near old town around Fair Oaks Blvd and Sunset. The area is heavily wooded with oak trees so you can be close to a neighbor but feel like you're in the woods. Old town is very nice with many quaint shops and a wonderful bakery and some good cafes. The Slocum House restraurant is great and was just voted the most romantic restaurant in the Sacramento area.

The main bad thing about Fair Oaks is that housing is pretty dense (living in Shingle Springs, I like lots of space) and the traffic on Sunrise Blvd. is awful much of the day. You can get around the traffic by going on Hazel but that gets busy too.

I love that area. I love all of Sacramento because of how green it is. There are so many trees in Sacramento, it's ridiculous.

To the OP: I grew up in that area in the mid 80's and revisited there a couple years ago. Wow has it changed, for the better, of course. A lot of redone homes, and still a lot of open space.
