Default Help me decide – North Natomas (Westlake vs Natomas Creek).

I have an option to choose between a home in Natomas Creek (off of West Elkhorn blvd exit) and a home in gated Westlake community. The home in Westlake is larger and cost $50K more than the home in Natomas Creek.

I have heard Westlake is better community in Natomas area and has better schools (Westlake charter) and low crime counts.

Westlake is probably the nicest part of Natomas. It's got very high HOA and Mello Roos, as well as higher housing prices. But it's the nicest. I don't know if it's worth the 50K and added monthly charges, but there are benefits. I don't believe there's any low-income housing over there, and there are not as many apartments/condos over in Westlake. Those are something that is all over Natomas. Westlake Charter is far better than any of the other Natomas schools.

Hi there - As you may know Natomas has a large population and you want to choose where you feel most comfortable and what feels right for you. I recommend to clients they go to the closest grocery store and do a little shopping. This will give you a good idea who your neighbors are and which area fits for you.

Default Doesn't the Natomas area have problems with flooding?

I read somewhere that the Natomas area is a flood plain. Is that correct?

Not all of it is in the flood plain BUT most. As for the other poster saying there is no low income in West Sac. I would say "yet". With home prices dropping lookout. The prices in that area are low for a reason. If it seems to good to be true it probably is.

While there is no guarantee that some low-income housing won't be built in the future, I do not consider North Natomas the same as "West Sac." North Natomas is NEW. West Sac, while undergoing revival, has a residual of low-income familes.

You have to be more specific when you say west sac. West sac has some of the highest crimes in certain areas. When you mix in bad areas with new developments, you get lots of burglaries and auto thefts. Not sure how long you've lived in Sac but west sac is known to have many bad areas. So which areas of west sac are you talking about?

A large majority of Natomas is in the flood plain, so do your homework. When I was a kid, that area was all rice fields and flooded ALOT. The flood in the mid-50's covered that entire area and most of Rio Linda. The floods in 86, 95 and 97 covered a good part of the Natomas area, and even closed I-80. So be very careful and move as far from the levees as you can. A muskrat and squirrel brought down the levees in Fernley, NV and most recently Missouri.

WESTLAKE!!!!!!!!!!!!!!!!!!!! Even Joe Maloof has a home there... Natomas over all is going to hell... each day I see more and more vacant homes (PRETTY BAD WHEN YOUR COP NEIGHBORS WANT TO MOVE), along with the 2 man crime wave happening right now... 15 home invasions, 14 armed robberis in less then a month... ON TOP OF ALL THE OTHER CRIME...
