Default any nice midtown apts that except fair to bad credit?

does anyone know of any NICE apt complexes in midtown with the above requirements ??????

I don't know of any particular ones per say. But my advice is to try to rent a decent place from a private owner. That's what I did in midtown many years ago when my credit wasn't so hot. If you come across as pleasant and responsible, and are up front regarding your questionable credit, then many private owners might overlook that as long as you have a stable job. Property companies look only at your numbers (credit score, rental history, length of employment) and that's all they care about and it won't matter how nice you are to them. IMHO, Nielsen Properties are one of the worst. Many of their propeties are run down and unkept yet they demand a higher caliber of rental applicants which I never quite understood. I'd stay away from them.
You might have better luck with CADA Properties which are located in the downtown core. They have some nicer rentals and will rent to many applicants with not so hot credit scores. Still, I'd go the private owner route first and see what you find there.

Different people have different ideas of what constitutes fair to bad credit. In Sacramento, the cost to buy a place varies pretty dramatically by neighborhood, but the cost to rent an apartment or even rent a duplex doesn't vary nearly as much. In the better neighborhoods landlords are more strict about credit reports, in the more distressed neighborhoods, you will find more landlords willing to give you a break. If your credit is so bad where you have some evictions on your credit report, your best bet may be to start looking around in Oak Park.
