Does anyone know anything about Sheridan??
We are strongly considering buying a house in Sheridan and cannot really find any information about the town on the internet. We like it because we could actually buy some land and it is only 7 miles from Lincoln. I have 3 small kids and I have read about the elementary school on the website, and it seems great. Can anyone who lives/has lived there tell me their experiences? What are the people like? Did you like the town? Thanks!

No, no, no. Do not move to Sheridan with small children. Unless you are buying one of those 2 million dollar ranch homes on 10 acres in Sheridan. The neighborhoods there look ok at first and then as you take a closer look...well, it's a little trailer park trash, that's the only way I know how to describe it. My husband and I looked at houses to buy there also. We have a 2 year old daughter and are in our 30's. We looked at so many houses there because they seemed to be much cheaper than in Lincoln. Some of the houses were cute, but then I noticed the creepy men scratching their bellies across the street and staring at us. We looked at a house right across the street from an Elementary School, not sure what it was called. It had a broken chain link fence around it, it looked dirty and abandoned, but when I asked my realtor if the school was still open, he said yes. I would not feel safe sending my child to school there. Camp Far West Lake was one of the draws for us wanted to move to Sheridan, but we went there and it was more like a muddy swamp with beer cans everywhere. I am currently living about 20 minutes away from Sheridan, we are renting a house in Rocklin. I'm from Sacramento, so I am very aware of good/bad areas around here. Sheridan looks good on the map, and on realtor.com, but go there and you will see something much different. The best house I saw there was on 10th St. It was across from a big cow pasture, and looked really nice. The toothless neighbor came over and started talking to us about how he hates all the "new people" that are taking over his town, etc.. Needless to say, we didn't buy the house...I don't want a neighbor like that! My realtor actually told me if I wanted to be near better schools, to buy a house in Lincoln instead. Even Wheatland is better, but it's a little farther. Hope this helps. I would be happy to answer any specific questions, if you have any.

Thank you so much for your response! We went out to look at the house and I did notice that many yards looked kind of trashy, but I have never lived in anywhere that small or "country", so I just thought that is what you get in the country. Some people don't care how their yards look because it's no big deal. I saw the elementary school and it looked okay, but I read on their website that it was just painted and got a new roof. We live in Roseville now, and I really feel like it is a snobby area where people like to judge others because of how they look, dress, etc. and we want to get away from that, but we don't want to live in the slums either. Have you found any place like that?

Yes, in Placer County, the places that are nice (but more expensive) are Loomis, Newcastle, Penryn. The other direction past Lincoln, there's Wheatland. It's only less than 10 minutes past Sheridan. Wheatland can be a little trashy, but there's a big pumpkin patch farm out there, it's more rural. I like it. The schools there look clean and my friend was born and raised there and she liked it too. It's a commute though depending on where you work. If you work in Roseville, it's not that far. It took me a long time to discover Wheatland because it's in Yuba County. But it's only a couple minutes past Sheridan. The houses are cheap there. I like Loomis the best. Great schools, smaller community, country atmosphere, 5 minutes from Rocklin. But unfortunately, the houses are much more expensive. That is the ONLY reason I don't live there now. If you can find something there, I think you would like it. I saw a house there recently for $250k which is dirt cheap for Loomis. But I think it was sold that same week. We too, have been looking for a more country atmosphere. Kids seem to like it better too.

It doesn't look like we will get that one in Sheridan (which may be a good thing) so we will continue to look around at different areas. Thanks for the suggestions! I have noticed that Loomis is pretty expensive, but that seems like an ideal area. Hopefully something will come up for both of us! How do you like Rocklin?

Rocklin is nice and clean but lacking character and scenery. It's pretty much a man made town with barely any trees. Mostly just housing developments and strip malls that all look the same. I saw some poor little kid trying to cross a 4 lane road on his bike and he sat there forever, trying to decide when to dart out into the 60 mph traffic. I almost stopped to try to help him, but he zoomed across before I could do anything. That is just scary to me. I would never want my daughter doing that to get home after school everyday! This kid didn't look any older than 7 or 8. This is just not the kind of town I want my children growing up in. The schools here rank high though, they are mostly brand new and clean. There's not much to do in Rocklin other than go shopping. Which gets really old after awhile. There's no open space for the kids to explore and play in. Some people love Rocklin...but they are the "don't want to get dirt on their Mercedes" kind of people, which I'm not. It all depends on what your preference is. I like a more laid back country atmosphere. Which is very difficult to find in Placer County. Loomis is it, but too bad most of the houses there are a million dollars! Although, everyday, more houses are going on the market, so you never know what we might be able to find!

Sheridan is considered a more "remote" area with few services. My understanding is that there will be little development out there due to sewer issues and water availability. You can talk to the Placer County Planning department and community development to find out more.
There are several rural pockets in Placer County and the affordability varies greatly. A million dollar house can be next door to a 200K house. Loomis, Penryn, Newcastle, Auburn, Christian Valley all have properties with some acerage yet not remote from the services and shopping, with a family that may be an important consideration for you. I wouldn't advise buying something just because it is cheap be sure you will be happy there too.

Thank you for the replies. Today we went looking in Lincoln and Wheatland. My husband and I found the perfect house on the perfect lot in Wheatland, but I don't know anything about the city. Any advice on Wheatland would be greatly appreciated! It seems like kind of a cute country town and not as run down as Sheridan. We are also want to look in Auburn and Colfax, but we would definitely end up getting a fixer in those cities. I am with you, Roseville and Rocklin are too snobby for my taste.

Wheatland!!!
i was born and raised in Wheatland and I think it is excellent. The highschool and middle school were/ and i think are (its only been a few years) the best in the area. Beale AFB is about 5 miles away and has most of the population. I lived out in the country towards the base and it was a great place to grow up. the people there will literally (it happened) give you the shirts off their back. I really dont think its trashy at all. I have alot of friends in Wheatland Ranch and the housing area near the middle school and they all really like it.
I always heard people say that highschool was hell and it was so bad. But at Wheatland Highschool thats so untrue. Sure i still hated school, but that was because of home work etc. All the students were very nice, and when we heard about bullying in the news we all laughed because it is virtually non-existent there.
Im so glad i grew up there. Living in a small town and not the most rich areas gave me so much life experience and maturity. I have now moved to San Luis Obispo and peoples naive nature and immature mindset makes me very thankful i lived in wheatland. people are so spoiled here and i finally understand "idealistic college student". In yuba county people know how the world works and that it isnt perfect, and that when you dont get what you want its ok. Im not sure how to say it, your kids will meet people from extremely poor families and will learn about what thats like without having to experience it and that gives them a huge edge up in the world. its sad seeing all of these spoiled 20 year old kids throwing a tantrum when they don't get their new car.
Also yeah, stay out of sheidan and linda. either live in the town of wheatland or out in the country. people from sac and roseville look at us like uneducated hicks. but if you move here, you'll see that were just smiling and laughing at them and you'll learn that stereotyping definately doesnt work here.
