It is wonderful!
But I guess it depends on what you are looking for? It's an older neighborhood - like 1950s, so the houses are small as compared to the newer suburbs.
The schools (only as compared to suburbs of Folsom or Roseville) are "okay", check freatschools.net
the middle school is suppose to kick a$$
If I could afford to live there - we would in a hot second. But we'd like closer to 2000 sqft minimum and it's hard to come by there if you don't have $500K

95817 is not East Sacramento: it is south of Hwy 50, in the neighborhoods of Elmhurst, the UCD Med Center area, and the northern edge of Oak Park.
I know that "Oak Park" sets off all sorts of alarms for people, but it's the nicest part of the neighborhood. The neighborhood was once Sacramento's first suburb, built out in the 1880s-1900s. The area south of UCD Med Center and north of Sacramento High School has taken on the "Med Center" nickname in recent years, because so many doctors and other hospital employees have moved into the houses there. South of Sacramento High towards Broadway gets more run-down.
Elmhurst, north of UCD Med Center and south of Highway 50, is a beautiful neighborhood, built from about 1900-1920. Lovely historic houses (of various sizes) and a big tree-lined boulevard on T Street. One of its claims to fame is a mansion designed by Julia Morgan (who designed Hearst Castle) for Charles M. Goethe. Because of Goethe's association with eugenics, most people just call it the Julia Morgan house. http://www.lycos.com/info/julia-morg...gan-house.html
East Sacramento is the eastern part of the 95816 ZIP code (which includes midtown Sacramento and the western half of East Sac) and 95819. East Sacramento was built around 1900-1930, the 95819 part continued construction into the 40s and 50s so there are more ranch houses.
McKinley Park is near the northern end of the 95816 ZIP code, along Alhambra Boulevard and H Street. It's very nice, and quite expensive. Generally properties in the 95816 ZIP code cost a premium above what you'd pay for a comparable house not in that ZIP code.

Oh yeah - I forgot to mention that...95817 is not East Sacramento, not in my mind and definately not by Mckinley Park
But if you are talking true East Sac or Mckinley park they are beautiful areas.
Oak Park is (IMHO) not safe or clean (I know Zen Klown will disagree), but if you are considering closer to UC Med Center - just north of it in Tahoe Park is quite nice

Zen_Klown would agree, I'd merely quibble that it is safer and cleaner than it used to be, especially the northernmost parts by the Med Center, but it's still a neighborhood with problems. (Our new Mayor has just announced that he's going to sell off the properties he owns there, because as the mayor he is not eligible for redevelopment subsidies.) And Tahoe Park is to the southeast of Oak Park, near Colonial Heights and Colonial Acres, not north of it--that is Elmhurst, and the "Alhambra Triangle" neighborhood to the northwest.
Tahoe Park is indeed kind of nice, but not as fancy as Elmhurst, and considerably closer to south Sacramento.

Thank you all for your answers. The streets I'm specifically interested in are 43rd St in 95817, San Carlos Way, 38th St in 95817 and Bigler Way. Any knowledge of these streets would be appreciated.

Wburg is right, I am not a real big fan of Oak Park. For a long time the primary center of prostitution in this region was on Broadway and then down Stockton Blvd. At the moment, prostitution is still probably worse on Watt Avenue, but the area still has a problem with hookers. You can look up crimes by address here to see how comfortable you are with the area.

If I was going to be looking at homes in that zip, I would be staying North of Broadway. I would be trying to focus on that area between Sac High and the UC Med Center, right behind the Coca-cola bottling plant. Maybe Miller Way, Colonial Way, Sherman Way and possibly 41st street and 42nd Street. In that part of Oak Park there are more owner occupied homes. But even there that neighborhood is pretty rough.
If I had 150k to spend on a home, my first choice probably woun't be Oak Park at all. Instead I would be looking at fixer uppers in Hollywood Park, in the parts of Tahoe Park closer to 65th street, in College Greens and in Rancho Cordova.
