Lincoln and Citrus Heights California
I am looking at houses in Lincoln and Citrus heights and would love some information about each place, especially about the safety aspects and the friendliness. Also how is the bug situation there, i know it gets very hot.
I looked at a house in Rancho Murieta, and there was seriously 20 huge spiders in the house, is that common in Sacramento Counties?
Any information about either place would be greatly appreciated. I need to find a home in the next 2 months. Thank you in advance!

Bummer about the spiders. Was the house in Ranch Murieta unoccupied for a while or owned by elderly person?
In general, the bug situation here is actually pretty good. The winter is cold enough to kill off a lot of bugs and the summers are dry enough where bugs like Mosquitos aren't that much of an issue. Its not like the south or the midwest where its warm and damp, so you have lots of bugs in the summer time.
What I have had a problem with is ants. During the winter time, I tend to get ants coming in when it rains. But I attribute that to the fact I have a bunch of rose bushes around my house and the ants tend the aphids on the rose bushes. I imagine if I sprayed for aphids, I would kill them both, but I don't bother.
But I haven't had a problem with spiders.
Lincoln is newer and more in the boonies than Citrus Heights. Its one of those neighborhoods that is so new, its too early to tell what is going to happen. Its cheaper than Roseville, or Rocklin, but much further away. If you live there you are so far away from other parts of the Sacramento region, you might not spend much time in them. What I mean is that if you live in Lincoln you probably aren't going to drive out to midtown for dinner - that type of stuff.
Citrus Heights is very hit or miss. Its an older suburb mostly built out in the 60's and early 70's that incorporated itself. They built a lot of condos, townhomes and apartment complexes out in Citrus Heights and some of areas like Sayonara Drive are really sketchy. But other parts of it have held up much better. If you spend some time looking around in the area you probably could find a deal on a nice place probably for less than other nearby communties.
The appeal of Citrus Heights is that its a very central location. The major employment centers in Sacramento are Roseville, the Highway 50 corridor and downtown. Citrus Heights is inside the triangle between all three. That probably part of the reason it has so much multi-family housing. You can also find several neighborhoods built among huge heritage oaks.

Thanks for your detailed answer! I am probably going to continue looking in Lincoln ( i like the yards in Rancho and the pools in Lincoln) and Rancho Murieta. My main concern was the crime statistics. I am coming from a place with no crime (Redwood Shores) but the prices are just getting ridiculous here. You get much more bang for your buck in the Sacramento or Placer Counties. It's such a long drive there and back from the Peninsula that i wanted to know some facts to maybe hone down my search area. Thank you again for your prompt answer!

I live in Lincoln at the moment..temporary in transit from downtown Sac to Long Beach and I hated it at first..but its actually a beautiful place depending on how you look at it. Its almost completely suburban and the downtown lacks but its only a short drive to the foothills into auburn and other areas. I completely disagree that if you live here you wont go to midtown for dinner..I do..about 3 times a week..and also frequent other parts of Sacramento. Although it does feel a little "out there"( a drive to downtown takes anywhere from 30-50 mins) I suggest you come and drive around and see if you like it.It is a very safe place virtually no crime and much safer then Citrus Heights which is considerably more "white(no racist)trashy" imho
I still dont like it that much but you might find it either a terrible place or quite pleasant..beauty is in the eye of the beholder.

We are in the process of buying in Lincoln...our son lives there, loves it..it's not far to Rocklin and Roseville, and lots of shopping in Lincoln..not that far to Sac and close to the foothills...would choose Lincoln over Citrus Heights, anytime...Citrus Heights is very sketchy...and I prefer less traffic anyway. Plus for Lincoln, it's in Placer County..

I'm a Bay Area transplant and living in Lincoln now. We've been here about 4 months now and absolutely love it. Being a minority, our biggest concern when moving was racism and unfriendliness of the area and how it would affect our two small children. To be honest, I was quite shocked that all of our neighbors actually still take the time to welcome us to the neighborhood. People are very friendly and helpful here, moreso than the Bay Area. While it's new, it still has that small town feel and people go out of their way to help you. All the shops we've been to - Lowe's, Home Depot, etc. - they actually ask if you need help. Lincoln is very close to Roseville and Rocklin so driving out for dinner is literally 2-3 exits away.

I lived in Lincoln for 28 years. its changed now, but I would still prefer Lincoln over C.H. I have friends in both places now and they seem to concur. it was a small town when I moved there with a rich and long history, it was losing a lot of that when I left for the midwest 4 yrs ago...

I'm in the SF peninsula too - in an area with low crime. I am also looking to relocate, but the crime stats in city-data on Lincoln are a concern. On the plus side, I think Lincoln's location and elevation must be above the flood risk area. I am wondering too about the new housing developments in Lincoln that are partially done. Will the remainder of the lots remain empty, without homes? Have the developers stopped building the homes? Are they bankrupt? That might invite vandalism near those unbuilt areas. However, there were some nearby areas here, in the early 1990s, that were prepared for housing developments that did not go forward. These remained empty for some years until another developer built the homes. Additionally, does anyone know if there are immediate plans to improve and widen Hwy 65? Thank you responders in advance, for helpful comments to any of my questions!

Lincoln is above the flood plain, have never heard of a flood, if I am wrong someone correct me..no rivers running through there.
Housing developments..Lincoln Crossing and Twelve Bridges are pretty much built out, I don't believe there are a lot of empty lots, lots of homes for sale, but not a lot of land just sitting there.
Highway 65 bypass...Was on track for completion in 2012, now on hold due to budget concerns. Will be nice when that is completed but I am not holding my breath.
Crime..hmm...we are moving to Lincoln in the next couple weeks, closing on our house soon, a resale. Son lives in Lincoln...he is in law enforcement, not in Lincoln, but has not mentioned a problem with huge crime there, there are pockets of Lincoln I would not live in, but as a whole I don't know that it's an unsafe city.
