So I want to spend 100k or less, im not too picky of course but I don't want to live a crip controlled neighborhood. Where I live now in Oregon Mexican gangs such as "suernos"(no offence to gangbangers if I messed that up) are beginning to take hold but it's nothing like LA. I get the sense though that Sacramento has some real gang crime issues and this is where the chepest of the cheapest are. Anyways Im just wondering what any of you think about it, have some sympathy Im a CA native who never really fitted in in Portland even after 3 years and I want to go home, yes even though I never lived in your city it's sunny and has palm trees ahhhhhhh, im dreaming, I really miss gardening on those super hot 100f+ summer days!

And I don't think he would see many of those palm trees, he won't see a lot of them in Sac period, certainly not in the lower than low income level.

I know im pushing itwith 100k and perhaps I'll have to go higher or wait for more price drops or both. but some of you are if it's not granite bay it's ghetto types. People have to live someplace. some of us don't want to buy a house for 500k and be up to our eyes in debt.

If you want a house in Sac, you will probably be in the deepghetto at 100K...even the average homeprice is 210K and thats in the bad areas
For 100K you could get a nice condo anywhere you want

I think where I live now you would call ghetto, it has graffiti, gangs, and car breakins. Yet it's still quite safe. Sacramento does have more violent crime it seems though, so yeah I may have to go condo, or fixer. But I don't have to spend 210k im sure of that.

Chico is not cheap - you won't find anything under 100K there except for mobile homes in parks with rent.

Sacramento has a lot of trees of many sorts, palm trees aren't uncommon but mostly we have oaks and elms and other deciduous trees. Those are better, they provide shade on those 100+ degree days. Palms are cute but most don't provide much shade.
$100,000 won't buy a whole lot of house, even in this market, except in at least somewhat sketchy areas. I'm someone who lives in the central city and doesn't care much for the suburbs, but I was also willing to pay a premium for my Midtown house in what I consider a great neighborhood.
