Lincoln Crossing?
Can anyone comment on Lincoln Crossing, thinking about new homes in that area.. Can you tell me what the property taxes are there for a $400,000 home that is 4,000 sf. And if they impose a Mello Roos assement, and how much is it?

We almost bought a home there last month....yes there are mello roos, not sure of the amount but for the 1800 square foot house we were buying it was 1900 a year, it was more expensive the bigger the house..that is in addition to property taxes, then the HOA on top of that. It's a very nice area but have heard they are very restrictive as far as parking on the street, cars in the driveway instead of the garage, that sort of thing.
Our agent said the HOA contract was about 300 sheets of paper. Just go over everything carefully..like I said it's an attractive area with a lot of home choices...just wanted to let you know..

Base property taxes in Placer County is 1.1% of assessed value.
Add city taxes, bonds, mello roos, sewer fees and etc. (Depends on area).
Not all properties have mello roo fees.

As of today's date, Google's satelite maps for Lincoln are way old, like 2005, so the above links are very deceptive.

We were considering and researching Lincoln Crossing a few months ago, and came across a very active community forum. Seem to be a lot of issues going on there - which is to say possibly a lot of problems. To me, a very active community forum means there's a lot of unrest and complaints...but take a look for yourself. Location-wise, we decided against LC because of its close proximity to semi-industrial areas, the railroad tracks, traffic issues (on rte 65), and a wait-listing elementary school, necessitating enrollment at an out-of-zone school.
