Default Where can a NON STUDENT live in Davis?

Where can a 39 yr old single mom of a kindergartener go in Davis to live a quiet life free of kids hanging out and having keg parties?

Are there any sort of "non student-ish" apartments?

Davis is a college town. The schools are good in Davis because the professors and grad students are sending their kids to the local schools. Its the high educational attainment of the parents that lead to very high performing schools. A neighborhood in Davis that didn't have many students probably wouldn't have very good schools.

Just about all of the apartments in Davis are going to have there share of students. If you wanted to get away from some of the noise your best bet would probably be to rent a single family home in Davis further away from campus.

But if living by students really bothers you then you might consider living elsewhere like Woodland, Dixon, West Sac, Natomas or Midtown.

If you're trying to get away from students and parties, Midtown might not be the best choice. A significant chunk of the population goes to Sac State or Davis, and another chunk dropped out of school so they could take up drinking full-time.

No I defo want to live in Davis. I just was assuming some apts are going to be HUGELY student occupied, and others maybe a larger proportion non-student. of course my pref is a private house or even a granny cottage on a private residence, but I don't know if i can find that.

Default Davis is nice.......

I can't blame you for wanting to live in Davis. I really like Davis and wish I could afford to move there myself. But in order to live in Davis you either have to have a good job working at the university or be in your own business that's doing well or be a doctor or lawyer as Davis can be a bit pricey for a non-student apartment or home. The student apartments have some affordable rents but they'd be a bit noisey with students around. My sister lives in Davis but she has a really good job at the university library and she bought into a co-op apartment building there in Davis. You might want to check into the co-op apartment building there, that's a thought for you! There's a waiting list though but you only have to put down about $10,000 and the rent after that is about $1,000 a month for a large 3+2 apartment. The apartments are almost like townhomes, in a nice safe quiet neigborhood too and no students. I can't think of the name of the co-op but just google co-ops davis ca and you'll find it.

So with a co op what is it you exactly own? Can you make a profit with that? I dont have 10 grand at the mo, but saving is an option.

Yes you can make a profit if you live there long enough and the market goes up. But the way the housing economy is right now that could be quite a while. Although you might just get a better buy right now because the market is depressed. You wouldn't neccessarily need to put down $10,000. My sister did for her place but she has a large 3+2. They have 1+1 and 2+2's as well and those would have a lower down payment and lower monthly rent. It depends how big of a place you need right now. But like I said the co-op has a waiting list unless you get lucky. If you're interested it's on Grande Ave in Davis but don't have the exact address. A google search for co-op Davis, ca would probably find it for you. You're actually renting to own since you asked what do you actaully own. So let's say you put 10,000 down and paid 1,000 per month and the actual price of the apartment was 100,000 then you'd actually own it if you lived there long enough.

Yep, we're trying to get to Davis, too. Love that town but too expensive for us now!

The granny flats or cottages I have seen in Davis are either too small for 1 + a child, or a small family of three, or the owner states they only want one person to occupy.

I was a single mom in Davis too, in the 80's. We found a nice duplex on J Street with a backyard. It was reasonably priced. The address was 1108 J Street. You can look at it on Zillow.com .
