Ah...okay, that makes sense - as to Sacramento's market versus Seattle. Unbelievable how much less houses are in Sac compared with Washington State. (Although Tacoma seems similar to Sac).

FH - This Sac forum is one of about 5-6 cities I often frequent - PIT being one of the most interesting cities by far, and a great forum to post on! SAC represents one of those affordable western U.S. cities that are still appealing for their West Coast-edness!

Keeping with the thread, Grass Valley/Nevada City seem interesting from what I've read about it so far. Hadn't heard of them before.

Grass Valley/Nevada City are great, just pricey. Have you checked out Chico? A great college town about an hour and half north. I met my wife there, so I am biased. No really it is big enough that you might find something affordable, but great fun and safer than Sac. Sacramento is a fine town overall, but not comparable to Puget Sound, Washington. The latter is a much more upscale area. I should add that the lack of a drop in Washington is just a delay, it was late to the party, and will be later to drop. Not sure if anything in Washington will drop as far as Sac. though.
I suspect many of the cheap neighborhoods are not so great. Again, Chico is a great town to check out, but buyer beware, it might still have a bit more to drop.
