There is a lot of variety in that neighborhood.
You have a lot of fairly big lots in the area bounded by Northrop in the north, Fair Oaks in the south. Watt on the East and Fulton on the west. In that area people are tearing down the older smaller homes and replacing them with mansions. These lots are big enough for horses, guest houses, pools and tennis courts. Yet you are still fairly close to downtown. That area seems to be getting wealthier.
As you get closer to the Arden Fair Mall, you will find more apartments and more of the single family homes stop being owner occupied.

School test scores are much higher in Sierra Oaks than at Thomas Edison.

San Juan has open enrollment, so if you don't live in the attendence area for Sierra Oaks, if the school has an opening you might be able to transfer your child to that school. But you would be responsible for getting them to school.
