Default Info on town of Sutter or Colusa?

Any insights on Sutter or Colusa?

Looking to raise 2 little ones, want an inexpensive town, no/little natural hazards, little crime, preferably good H.S. or access to Junior College. and primarily English speaking neighbors.
Need small house ($135K) with huge yard for gardening to help feed my kids. I work remotely so job is not a huge concern.

Any thoughts on these towns? (Ruled out Yuba and Marysville due to flooding, ruled out Linda due to crime.)

Colusa is a very nice town, except for the casino. (Casinos are known to be crime magnets but I'm not sure what the impact has been on the town of Colusa.) I've always liked driving through the tree-canopied streets of Colusa. Good river-loam soil for growing things, too! If you want Colusa without the casino, consider Orland. Don't know much about Sutter.

I like Colusa - a small town with tree-lined streets with older homes. It's on the Sacramento River and there is a large park on the river. As for the casino, it's several miles out of town and I don't think it would be much of a problem. The casino is not all that big and I wasn't impressed with it the last time I was there. The restaurant was just OK.

Thanks for your insights!

I just found out today that Colusa may be in a flood zone due to FEMA remapping all central valley. Too bad, it looked very nice!

Still looking into Sutter. Any insights into Sutter would be appreciated,
