Tim Lewis Homes in Orangevale
Possible relocation to N. Cal and was wondering if anyone has experience with the Tim Lewis Homes in Orangevale.

Really nice homes but not in the best area of Orangevale. A bit too busy for me on Greenback.

Thank you for your reply. When you say "not in the best area..." what does that mean?
We are looking for new construction that will give my husband a decent commute to Mather. He leaves early in the AM ( around 6:15) and comes home late so I am ot sure if the traffic on Greenback would be an issue -- or would it?

We were going to buy one but for what you pay, I think you can find a much better home in a nicer part of orangevale. The homes are across from a walmart and greenback. It is very busy there. Leaving that early wouldn't be an issue but you would probably go down Hazel and that could be a bear depending what time he came home. The exit off of hwy 50 and Hazel is a jam during rush hour. The homes it self are nice but again you can get better bang for your buck. I don't know what the prices are now. Re-sale might be a little harder cause the townhomes share the same property the homes do.

Thanks, I appreciate the feedback. Having the hardest time finding NEW construction --- we don't want resale as we move too much and would not realize our down payment when it came time to sell.
Told El Dorado hills has an asbestos problem and Anatolia in Rancho Cordova has a "animal stink" problem. Elk Grove has lots of foreclosures so it is beginning to look a little dismal for relocation. Commute needs to be reasonable for home to Mather.

We've had multiple threads about the animal processing plant in Rancho Cordova, it is located just to the west side of Sunrise Blvd, a couple of miles south of Douglas Blvd.
I thought I had seen postings about another Rancho Cordova new homes development to the east of Sunrise Blvd, and probably to the north side of Anatolia. You may want to check out that area and see if new homes are being built, it should be pretty far from the animal processing plant.

The Tim Lewis homes are good in overall quality. There are the less expensive courtyard homes and regular single family homes in the Orangevale developments. The estate style homes seem to be priced a little high for the area in my opinion. The courtyard homes are less expensive, and are a good fit for smaller families because of their size and 2-story configurations. The commute to Mather wouldn't be too horrible, and Greenback won't be an issue, but Hazel and 50 are generally pretty congested between 7am - 6pm. Yes, the community is across from Walmart, and there is a hideous vacant building at the entrance of the street leading into the development. I would stick to Folsom new home communities, as the resale value within 3-4 years will be stronger than Orangevale. It is only a few miles further down the freeway, but given your husband's commuting time, I think you will be happier overall. Hope this helps!
