Default Granite Bay good areas

I see Granite Bay prices have come way down with homes under 500K. Can anyone tell me the nicest areas to look at. Looking at a smaller house, 1 story, possibly with a pool.

I'm pretty sure most of Granite Bay would be considered nice but don't know enough to offer more advice I do know that a lot of homes there are very expensive on large lots though.

Basically all of Granite Bay is golden. Top notch schools and considered to be one of the prime areas to live in the Sac valley. Both are based on many opinions on this forum. I saw on Metrolist almost 50 homes between 300 and 500K. But several are short sales and those prices are artificially low usually. But anywhere is good. You probably want to stay off of Douglass and Auburn Folsom Roads because they're very busy. But any of the neighborhoods that are about a block away are good. There are several homes near Folsom Lake, I'm surprised. But again, they're the short sales with falsely low prices. But ya never know!

Are you considering commuting somewhere from GB? If so, where? It's not the easiest city to drive to/from, especially if you're considering driving to Sacramento from there.

I live in Granite Bay and am a realtor here. It has become much more affordable here yet it still has kept it's desirability. Do you want some acreage? Location close to lake? MOD CUT

I would say all of Granite Bay are Good areas. Hell, even all of the areas surrounding it would be known as good areas by traditional definitions. If anyone had the funds to do so, most of 'em would be in a house there in a minute.

I recall that Seeno off of douglas is not nice (by Granite Bay standards, that is). Close to Douglas would be less desirable than, say, Los Lagos surrounding areas IMO.

Well Hydro I don't know exactly what the OP's definition of nice is other wise I would be more specific to their question. But, by traditional standards I am pretty sure that people would see areas nearer to Douglas "nice", even though a neighborhood like Los Lagos is just down the road 2 or 3 miles.

Calling those areas less desirable than los lagos in this particular situation doesn't make much sense being that the op is looking for a "smaller house" for less than "500k", not a 6k sqft multi-million dollar mansion in a gated neighboorhood.

Funny that hydro would mention douglas and seeno because that is pretty much right in the ops alley. Calling it "not nice" is a long shot. Unless you consider 1500-2000 sf ranch homes built in 1970 as not nice. The area between olive ranch and douglas is one of the oldest parts of granite bay and is a nice middle class area with homes under 400k.

The only really seedy area is a trailer park off aubrn folsom and its small.
