I live in Davis and would not recommend it as a place for a mom with kid(s) to rent, because most of the apartments are full of students, and they can be noisy on weekends. The rents here are also too high, because of the captive college-age population.

The schools in Woodland are pretty poor, and one school website I looked at said the dropout rate in the high schools is over 25%. This was several years ago so my info could be out of date, but suffice it to say, no one moves to Woodland for the schools. My boss lives in Dixon and she's not happy with the schools there, either, but the housing prices are good.

You might check into the Southport area of West Sacramento and some of the eastern suburbs of Sacramento, like Citrus Heights, Orangevale, Folsom, and Fair Oaks, where you'd get both better schools and more reasonable rent. There are others on the board who live out that way who can provide better information than I can, but I have friends in Orangevale whose kids were in the San Juan school district and they were very pleased with the schools.
