Moving from Florida to Sacramento area..where to start?
We are coming from Florida. Husband got laid off from NASA. He's going out there working downtown sacramento, we are staying behind in an attempt to sell our house. Then my 7 year old and I are heading out that way. We live in a small quiet town,we are low-middle income.(after many lay offs'). Im concerned about being able to get in a good area with our low income We have about $95,000 max to spend on a house. We are looking for a safe neighbourhood,with access to the stores,AND good schools. IS this too much to ask? Hubby wants no more than a 40 minute commute.
What are good areas to be in now? (in and around sacramento).

I wouldn't move here without a job. Sacramento is one of the areas that probably is doing worse economically than a lot of Florida.

If you are looking to buy in Sacramento for under a 100k, your best bet is probably to look at the programs here. With less than a 100k to spend on housing, you might not have many good options regarding neighborhood schools so it might make sense to look at either inter or intra district transfers (transfers to another school in the same or different school district) or charter schools. You might want to contact local school districts for the requirements on those transfers.

As reactionary as Majin's response is, $95,000 is not enough to get a house in a decent neighborhood anywhere in California. If you're willing to double that figure I would suggest looking at West Sacramento, just across the river in Sacramento, especially the newer Southport area.

How about Yuba City/Marysville area? Its a decent area and there are enough foreclosures that you ought to be able to find something. Plus there's the smaller-town atmosphere.

At the price range you are interested in, you probably want to be looking at the condos in College Greens, Mills, Rosemont and Rancho Cordova. None of these areas are particularly glamorous but they aren't necessarily crime ridden cesspools either. If its just you, your husband and your daughter these should work.

All of these places are reasonably close to light rail so your husband shouldn't need a car to get to work. If neither of you can afford a car, you should find fairly good shopping choices along the light rail station in Rancho Cordova, there is Target, Walmart, several grocery stores, and a couple of thrift stores.
If you bought the Trinity Rivers Condo, your daughter would be in bike riding distance to the Gold River Discovery Center an excellent public school, but you would have to get an intra-district transfer approved.

Look up these addresses on the home sales database.

On 8/19/2009 at 11150 TRINITY RIVER DR Unit 146 a 2 bed 2 bath condo with 944 sqft sold for $61,500. There were three other similiarly sized condos in that development that sold for less than 90k in August.
On 7/28/2009 at 8808 LA RIVIERA DR Unit D a 3 bed 1 bath 1191 sqft condo sold for $74,000.
If you look at the McCuen townhomes on Montoya, Casals, El Cajon, you can find plenty of them that have sold for not just under 90k, but under 50k. I stopped looking when I found 4 of them.
Majin, you are not merely condescending and rude, but you are consistently uninformed. I really don't get what you get out of being both rude and shooting your mouth off about subjects you lack any knowledge about. You aren't just wrong, but you are militantly stupid. Not even double that amount will get you a nice house in a nice neighborhood. But if it was a DOWN payment - and you can afford a mortgage - you could be fine
