Hello,

My husband and I will be moving to Sacramento from San Jose in a few weeks. We're both 29, and have a 2 yr old boy and another baby on the way (due in December).

We spent last weekend driving around some different areas of Sacramento, and quickly fell in love with Midtown/East Sacramento (and surrounding neighborhoods-- didn't see as much of them but heard great things about River Park, Campus Commons, Land park...). We'd much rather live someplace a bit more compact and walkable, with all the extra charm, than be way out in the suburbs away from everything except endless strip malls (which is how Roseville felt when we drove through it).

We're hoping to find a house to rent for now (probably 1yr lease, doubt many houses allow month-to-month?), but are having trouble finding much available on craigslist. Does anyone have suggestions for other places to look for listings, or know of anything that's available? We'd like a 3bed/1.5-2bath, approx 1200-1500sq ft, small yard would be great, parking for even 1 car also a plus... and we have 2 cats, so they have to be allowed. We're hoping to pay $1400-$1800 per month.

Also, we will be looking to buy within about a year and would love to get recommendations on a good real estate agent, especially one who specializes in these core areas of the city. (We can try to pick someone out of a listing, but it seems much better to get personal recommendations from people to help increase our chances of getting someone good.)

Thank you!

A couple people I know who sell houses and live in Midtown, who definitely know the territory:

Sacramento Real Estate of Older Homes

Take a look in the "Thrifty Thirties" part of the East Sacramento neighborhood (from Alhambra to 39th between roughly J and Stockton) for some small and charming homes, mostly small bungalows and cottages, still a premium but far less expensive than the "Fabulous Forties" section of East Sacramento. Craigslist can be dicey, often if it's possible to visit the best deals can be had just looking for FOR RENT signs in windows--some of the property owners are kind of old-school and may not even use Craigslist.
